    I live close by to you as well (Wickersley). I think your house is lovely from the pictures. I also think that buyers will be put off as it's in Dinnington and the school is not that great. Good luck though, as someone said earlier it does only take one to buy it. As sellers we just need to sit tight (if you can). Obviously if you really need to move you will have to drop the price. Can you not renegotiate on next property? Where are you moving to? Why? Is it essential you move now?

    But if the parents are "saving" by buying a £350K house, then they are people who can afford a house more expensive than £350K.

    Absolutely, and those are the kind of parents who might compromise by buying a 'posh' house like this in a not-so-posh area, so they can spend the surplus on their children's education. We all make different compromises when we buy houses.

    I think all I'm really saying here is that there are a 1001 reasons why people go for particular houses, some hard to second guess. While it's obviously better to have a good school nearby, a nice park and so on, there will be individual things about a house like this that may attract particular buyers; far more so than with an off-the-peg property.

    Six weeks is a long time without viewings, and we do live in altered times, but some of the drastic cuts being suggested here are premature. The OP doesn't want to chase the market down, but neither should they go straight to a fire-sale price.

    Even in Dinnington (somewhere I have considered living due to the house prices), I think that house must be worth at least 280 - 290k? It's beautiful, on a big plot. I would just give it a bit of time before rushing into anything, the new build would pale into comparison for me if I had that much cash, despite the modern conveniences (literally!) the house looks bigger and will continue to age well, unlike the new builds.

    I think the local area is not massively important if you don't go into it, but the school issue will put people off, but there are much nicer schools around. Even Wickersley comp's not that far away, and that's not bad.

    I would have a little patience, things are slow, the areas not brill, but the house is great. You'll get a reasonable price at some point, but I still think 350k is a bit optimistic!

    I'll go to 190k if you're desperate.. but I doubt you are are THAT desperate, lol

    The price is too high for the area.

    Its a listed building (headache) and the decor doesnt match it.

    It's beautifully decorated, and personally I'd prefer a house with character to a new-build, but the lack of an upstairs bathroom would put me off.

    Also, for that price, buyers would probably want four beds and two bathrooms.

    Also, are there enough local amenities - shops, public transport etc?
