Six weeks in and not One viewing !! What's wrong ?

Hello everyone.
My house has been on the market for six weeks and I have not had a single viewing!. I have spoken with the estate agent who just tells me that it is the current state of the market. I am sure this will have some effect but I would have expected at least a viewing or two.

The valuation price was between 375,000 and 350,000. Initially we went for the higher price but have now reduced it to 349,900.
I just don't know what to do other than reduce it again. I think the pics look good. I have another to purchase so could do with selling sooner rather than later,
Any ideas ???

I've had a look and it looks fine. I've no idea how reasonable the price is. There've been a lot of threads like this on here recently. Buyers are extremely cautious at the moment.Happy chappy0

Can I ask how many agents gave you a market appraisal ? and if more than one .. did you go with the agent that quoted the highest price. ?
Also have you compared with other propertys, in the same area ?
How often is it being advertised.. ?
Call you agent as a potential buyer tommorrw.. tell them the price range, but be vague about area ect , see if they are doing their job ..
ask them to do some more external pics , when its sunny also

I had three agents in, one gave £375, one gave £350 and another gave £180 ??? which I tink was a long way of the mark. So seeing £££s we initially went with the £375.
As for comparing with other properties in the area it is a little difficult as it is a farm house on the edge of a new housing estate. Our house at one time was all alone and it's land sold off to developers for the new estate (long before we had it ) so there are no comparables.
The house is being advertised ona weekly basis in the local paper and on rightmove. No where else though.
Will get someone to call them though, nice idea !!
The estate agent is on the high street in the village with about five others. In hindsight it is probably not in the best location as it is at the end of the high street.0 -
Thing is, a lot of people look on Rightmove now anyway, and it's listed there.
Do you own research into comparable properties on rightmove and see what they are being listed for. Of course, they could all be listed for £400K, but if none of them sell for that much it's not an indication of what you could sell yours for.Happy chappy0 -

I've just taken a few houses found by searching within 10 miles of your postcode and looked at 1 in 10 of the pages. Looks like plenty of choice for people looking for 3-5 bedroom detached stone house.Happy chappy0 -
Nice house, very good presentation.But only one bathroom, and nothing upstairs would make it unattractive to me for a property that size. Is there any way you could remedy that?.Trying to keep it simple...

Blimey, Tom found some great houses there, cheap as chips.
I think what you have to remember is that when people are looking to buy a house they are rarely looking in one place, so just your village isn't your only competition. I think a radius of 10 miles from your postcode is a fair distance for people to be searching across. And, I must agree, Tom's list came out with loads I'd rather view than yours.
The main reasons I'd not view yours are:
- the whole big estate being on the doorstep
- the picture of the garden seems to show that the garden is overlooked
- there wasn't anything that stood out about your house
When I first clicked and looked I thought "nice house, good price", but Tom's list shows that a buyer in your area is swamped with choice.

Search Rightmove for your postcode + 1/2 mile, 3+ beds and yours is the second most expensive, and the one above you seems to be seriously overpriced.
What is it about your property that makes it £70,000 more valuable than this 5-bed:

Not saying it isn't worth more but I think you need to justify why a buyer would pay a big premium for your property when there are much cheaper properties close by, some of which have more bedrooms than yours.0 -
And according to https://www.houseprices.co.uk no property on your street has ever sold for more than £230,000.0
