Find others that are grade 2 listed as a guide within 10 miles of your location. If they are all around the same asking price as yours then drop yours to offers over £325k to generate some interest. Ignore neas and his greedy sellers jibe as he is a greedy buyer who doesn't want to pay the going rate so he is just as bad.
If you were looking at the places available around your area ask yourself how your house appears in comparison. Is it honestly similar and of similar quality and value? Also look at the sold places - are they listed or just ordinary estate detached houses? Wander around your area and put yourself into the mind of a buyer is there anything that is off putting eg proximity to a pub, ugly block of flats or other feature which might put off potential viewers.
Also look at mouseprice.net as it has an automated valuation tool which will give a range of values for your place based on sold prices in the area. This will also give you a good guide as to what yours may be worth.
People aren't generally buying at the moment due to lack of available mortgages and as your house is at the higher end for the area you'll have a smaller pool of buyers. What sort of market does that agent normally go for? If they have a window full of ordinary 3 bed terraces at £150k then yours is going to look over priced but if they have a window full of similar higher end listed property then it will stand a better chance of getting viewers. Also get your local property paper and see what is around that is similar as this is what buyers will be doing.
EAs usually understand the local market. Get a few more round to do valuations. If they are all around the 350k then it is a realistic price so the offers over £325k or even £310k should get people viewing at least. Also ask the EA what you could do to the house to improve the chance of a sale and secure the higher price.0 -
Where is this £180K valuation? They had two valuations, of £375 and £350, and they're now priced at the lower one.

Going rate? Its obviously not the going rate mr 'vested interest'... cause nobody can be even bothered coming to visit at such a ludicrous price
Don't get me started about going rate.... going rate has doubled in about 10 years.... Far above inflation. Thats the entire market being greedy sobs0 -
When you have a period house in a modern area then your comparables will be thrown over a much wider area. You have to look, like Tom Stickland has done, for houses that might seem similar in style and size to yours rather than your immediate neighbours, or even village, for guidance.
I have to say that your house would be about the right price for where I live but the other houses which Tom Stickland threw up look like the bargain basement! I think yours is therefore overpriced as it isn't tallying with the others. A drop to £325,000 alongside that one with the lovely gothic style windows looks to be more comparable.
Estate agents get it wrong. I had six valuations on this house and they ranged all the way from £365 to £500k. I went with my gut. You can price a house yourself if you do enough research.
I'd retake the outside pictures of your house when you get a day with blue sky. It looks a little sad. Email them over to the agent and ask them to replace the main pic.Everything that is supposed to be in heaven is already here on earth.

I'd say it was the price, as just a short distance away, there's a 4 bedroom detached house for £225k. It has 4 double bedrooms, downstairs cloakroom, ensuite to master bedroom, and a family bathroom:

It may not be grade 2 listed, but perhaps that's a plus point for some people rather than a negative thing?
On that basis, I'd say that the £180k valuation might not be a million miles away from what people would be prepared to pay. Perhaps it would be worth getting this estate agent back round to revalue it, and tell you why he thinks it's £180k and not £350k.
How long have you lived there, and what did you pay for it?

Be more wary of those that go in too low.. nice quick sale for very little work!
But does the OP want to extract every last penny of value out of it or does he want to price for a nice quick sale? That's what he needs to decide.

I don't often say this about house posted here, but that's gorgeous.
A few things I find offputting
1) TV mounted on the wall, makes it look like a B&B
2) Disembodied child's head in the living room.
3) That's about it
Get the estate agent back round to take some pics on a sunny day, especially if you have some daffs coming through in the garden. Take the garden pic from the other end so you can't see the other house.

nice house - looks like u tarted it up to sell it, it was just like watching a program on uktv style about houses

if you are in a real rush to sell then lower the price or consider changing agents
oh and that childs head in the front room was odd
as its spring my garden has perked up perhaps get the pictures at front and back taken on a nicer day (or take ur own pics?) the estate agents just point and click much like you would.The orginal post in this thread has a very very slim chance of being about money saving. The post is more than likely to ask a question that google could answer better than any of us.0 -
Breaking the ceiling price for the area, stuck next to an estate full of new builds, next to a quarry, next to a sewage works, buyers market, mortgage choice reduced massively...
Mmm, let me see, maybe the bedroom ain't the right colour, nowt to do with price...0
