    As I see from the description the bedroom is 12' 11" x 7' 10" ( 3.94m x 2.39m ), how can that be bigger than 2 beds I do not understand ...


    the bedrooms in the 2 bed where so small you couldnt swing a cat in them, you'd have to squeeze around the bed.............

    I have a couple of houses exactly the same as that on my books at present & many people are put off the spiral staircase. They are not very practical, you may want to enquire if any of the bedroom furniture is staying, usually it goes upstairs as a flat pack and has to come down the same way.

    The two bedroom is a very impractical layout, especially if you have the airing cupboard & built in cupboard still in situ in bedroom 2.

    I don't know the area so I'm not going to generalise like some of the others & say offer X% less than the asking price. As I said before, do your research & go on gut instinct.

    Having said that, £90-92k would be a reasonble offer, IMO. It is a buyers market at the moment so you are in a good negotiating position. The vendor may be aware of the credit crunch, but not aware of how it may affect the housing market, so it may take longer for them to realise a good offer when they see one.
