Looks lovely, I can see why you are keen, nice stairs too!! I would go in with an offer of 92 now and say thats the max the mortgage people will lend you or something like that. Then if that gets rejected and you want to go higher you can always say your folks coughed up the extra grand for you to offer it. I would offer 92 and if she says no leave it a couple of days before offering again, lets see if she cracks when you say its all you can afford!! Good luck!!!0 -
If they say she wants 95 then try 93100 as your final offer and say it is the most you are prepared to go to under these market conditions. You could offer 92,750 first then sniff it up to 93,100 if they turn down the 92,750. But wait a few days between the 92,750 and the 93,100.
Hopefully the seller or the EA don't read this forums. If there are referrer tags used with the rightmove software then your battle plan is blown!0 -

Wait 6 weeks - then let us know when they ring up to see if your offer's still on the table.
Then you can enjoy telling them where to stuff it, and buy a nice 2 bed place instead.

I also would look at a 2 bed. Even if the second room is used for mates staying over, and office or a boxroom.0 -
I just sold my house which was identicle to this one except with an extension to the side and not in as good condition for £95000. Personallty I would say that bearing in mind the market and the fact that mine had an extra room, area, condition etc, £85000- £90000 is about its limit.Loving the dtd thread. x0

Talk to the EA and find out whether the seller is in a hurry to sell or is waiting for the right price. If the latter you are wasting your time offering less than about 90k. If they're in a hurry try £86k. £80k is in the trying it on territory and is only worth the effort if it has been on the market for months or the seller is desperate to sell, if neither is true then you are unlikely to be successful at 80k and it may just annoy the EA and the seller.
It is always a good idea to put the shoe on the other foot and think what it would be like as a seller and what sort of offers you'd take seriously and what you'd think were unacceptable. It is all a game of offering enough to be considered as serious, what you can afford and trying not to pay over the odds

Sellers mortgage rate is up in June and they want to move out of the area to something a bit bigger, EA said they want 95,000 when they refused my offer today....Sam B0 -

Hiya, Saw a 2 bed on the same estate, didnt like it though, bedrooms weeny and the living room too narrow for me, just didnt feel right, did have a ffront and back garden though, it had been on the market since oct, reduced from 125 to 112
