    Hi Carolt,

Thats what I am gunna do even though as I said before my Pop wants me to offer more, I told him its a buyers market, not the other way round.......

I wouldn't be surprised if they come back to you in a couple of weeks to see if say the vendor is willing to accept your offer. If so, drop the offer to 85k.

I don't see the point of a 1 bed house with no garden:confused: For such few rooms wouldn't it be better to have a flat and at least be on one level? I would have thought there was a very limited market for 1 bed houses and if we do have a property crash you will never resell.

The owners are moving for something bigger so that should tell you something. If you want a house go for at least 2 bedrooms or room to extend.

    Hi Poppy,
I dont want to live in a flat, the house is pretty spacious inside, and like I mentioned previously the rooms are bigger than a 2 bed, I have seen I'd rather go for that, there is plenty of room around the front, to fence in and make your own also around the back where there is additional parking there is a lawned area which is mine. I know its a limited market what i am buying but there are quite a lot of them there and they are all lived in.

You are being driven by your heart but this is not your forever home so you have to think about the future and reselling.

If prices do crash the first houses to suffer are the smaller houses because people can buy bigger with their money.

Also check you can fence in the front. A lot of new estates restrict this, hence you see few houses on new estates with front garden walls/fences.

A lot of the houses that are lived in might be rented. A couple of girls in work with me bought 2 bed starter homes when single. They tried selling but couldn't so they rented the houses out.

Hi, I used to live in the next road to this and it's a lovely quiet place to live with not a lot of through traffic. They come up every so often and seem to sell quite quickly. Good luck with your offer. At the moment I'd hold off putting in a higher offer and let them think about it for a while. The scare in the housing market must be putting lots of people off making offers so let the estate agent know what position you are in and if you have secured a mortgage no chain etc. That in itself is a blessing and I considered this carefully when I sold my property before accepting whose offer I wanted to proceed with.

    Hi Jungliemac,
Did you really??? It is a nice area isnt it, very quiet, not too many kids, I think I wont have a problem with a fence as quite a few have them, I havent secured my mortgage yet but only want to borrow 40, so shouldnt be a prob:eek: , i hope, but the way these mortgages are going, no one will get on the property ladder without a decent deposit.
The lady who owns the house has told me she can stay with her parents if they dont get anything...............

Think the houses are about 20 yrs old now and it does say in the deeds no fences or garden buildings etc but so many people have them up (more than don't) they (barratts) are not likely to come round and rip them all up. Yes it is a lovely estate and so quiet. Also no one really goes there unless they live there so not much trouble at all.

    As I see from the description the bedroom is 12' 11" x 7' 10" ( 3.94m x 2.39m ), how can that be bigger than 2 beds I do not understand ...
