thanks for your comments. i would be willing to reduce the price but from looking at other similar flats in the area - i believe that it is fairly priced.
however we do have room to move with the price but wanted a bit of feedback first....
Looking at rightmove, there are 69 flats within half a mile of your postcode. There are some two bedroom flats cheaper than yours, and quite a few more expensive. So you're below the average asking price for a two bed in your area.
Looking at sold prices within 500 metres of your road, Woodlawn court seems to have nearly the cheapest average sale price of any of the many roads in that area. Why is this? House type, or something else? Could you compare and contrast your property to the cheaper ones on rightmove, to justify why yours is worth more. This isn't an argument that your property is overpriced, but this is the kind of thinking that a potential purchaser will go through.
Woodlawn court itself doesn't seem to stand out as a more attractive or interesting property than some of the other ones listed. While there's nothing really wrong with your property, and while the price is cheaper than some other properties, I can't see anything that draws me to your property more than to cheaper ones. There may be something about the area that makes your property a better buy than the cheaper ones, but what is it?0 -
Did the EA write the property description? If so, they need to employ people who can actually string a sentence together grammatically. They have committed the 'comprised OF' cardinal sin. Looks horrible and SO unprofessional. I would be furious....

"Comprises of" is incorrect. The verb "to comprise" does not require any further modification. It is correct to say "The property comprises entrance hall, lounge..." but it is therefore incorrect to say "The property comprises of..."
Incidentally, I think that's a reasonably minor error to make, and I've seen far worse (I am yet to get over an advert I saw recently which promoted the area in which the house was located as having "great hopping facilities"

We have great hopping facilities. A long driveway with good sized square paving. Saves loads of chalk - just have too write numbers down.0

I have two A4 pages of estate agent's howlers collected over the past couple of years. Here's a sample:

The grounds of the property are a particular feature, being of a particular size and surrounding the ground itself.
extensive rear grounds having patio area, garden tool store and potting shed, censor lights…
(Do something inappropriate & they switch off, I presume.)
Two bedroom bungalow with lots to offer. Including stables, hay barn and approximately 7 acres of land. Do not miss out & view toady!

One change I came across in propertybee and was quite sorry to see it go was a change from "bobbled courtyard" to "cobbled courtyard".0 -
