Trying to sell no viewers-Help!

Hi all

First time i've done this so go easy on me. We've had the flat on the market for a few months and not had any viewers. It's in a lovely area and I know what your gonna say the price is too high but we really don't want to reduce it yet!!!

Any ideas how we can get people through the door? Any ideas or thoughts would be appreciated?

    Price is key when trying to sell, if you are serious about moving then you need to be realistic, buyers are not silly and are unlikely to even look at something that is on the market at the wrong price. The fact that you mentioned it means you know that you do have it on too high. Listen to advice from you agent and I am sure you will get some viewings.

    Price looks OK, but I'd seriously consider any offer around £135k.

    These are a bit meaningless. The last one is Oct 2007 which means the sale was probably agreed before Aug 2007 - which is when everything changed.

    If you want to get a viewing - let alone a sale - then you will have to reduce your price.

    What a newb...

    SO instead of taking a 10k hit on the price now, you will wait until the market detoriates more? So you take a 20k hit?

    Imagine house prices as just going over a big dipper rollercoaster... its very steep and the bottoms very low.. so low you will not move for a long time :(.

    thanks for your comments. i would be willing to reduce the price but from looking at other similar flats in the area - i believe that it is fairly priced.
    however we do have room to move with the price but wanted a bit of feedback first....

    If there are other flats for sale in the area that are not selling, then sooner or later one of you are going to have to reduce the price.

    That will set the new price for the other flats.

    You will then be in a position where you are "chasing the market down" which is not good.

    The trick is to get out before the rest by not being too greedy and being the first to reduce your price.
