On the market for 2 weeks - no viewings

    Firstly i hope that you have had viewers before now.

    The issue is the style of the house and the market it is aiming at. Explained below....

    Hmmm well the value/houses sold in a specific area is completely off beat - my friends home is a terraced house, the average for terraces in that area is approx £110K - the adjoining terrace sold for £140K but my friends terrace is worth £400K + There is no way that anyone can suggest that your home is overpriced for that area without looking inside your home.

    If i was you i would ask your current agent if they mind multiagency - can look desperate to some BUT unless people know to think that it looks desperate then most shouldn't care less - the statement about desperation came from an estate agent - no guesses why.

    I think that your house looks a very good price but then i am comparing it to the homes in my area - 2 bed terraced homes in need of work for £140K - yours looks a bargain.

    I think that the details ( actually i didn't read through all the details ) needs to point out that all fixtures and fittings are new. The house looks in lovely condition and i can see that the finish is good - that isn't something that will be appreciated until people walk through the door - the wet room sounds like it has the wow factor.

    I think it all looks neutral and inviting to be honest - yeo pimp it up a bit but it looks clean, fresh and uncluttered - women do like to see nice cushions and a feminine touch and i see quite a lot of contemporary decor and possible quite a bit of masculine influence - it may be the decor that doesn't appeal to your market.

    People will come to view if thats the sort of home they want THIS may be the issue, its a bungalow - you have a limited market - so you either appeal to the elderly or the disabled and possibly a small percentage of able bodied younger people. Thats a limited market and only 2 weeks in - not a long time.

    The image of the back garden needs removing - it doesn't do the property justice although i am sure it is beautiful in summer.

    Expect images added to a website to be poorer looking to those posted on photobucket - space is limited and images are reduced right down when they are added - I have a house on tghe market right now, it needed decorating when the images were taken BUT it looks fine on the estate agents website - their images are better than yours because they give a better view. Take into account that every other estate agents images are the same. Don't worry about wires and stuff in images - yours are good photos - people live in houses, it isn't a show home - you can't hide wires and stuff when people come to view.

    I looked up Stoneacre close on streetmap.co.uk, took a postcode from Stoneacre close on nethouseprices.com, and searched around surrounding streets. The £209K price does seem rather high.

    Pensilva Park is nearby, and has two sales in mid-2007 which was IMHO looking a good bet for the peak of the market. £177K and £167K. Caster Road has a £182K sale in mid 2006. Upton Manor Court road has a house that sold for £606K in mid 2007, but it's detached, not a semi. I hope that's a damn impressive house, or somebody got reamed. Vicarage Road has some sales much higher than your asking price, but they're detached houses as well. Orchard Grove, topping out at about £168 for a semi in mid 2006. Home close, 182K for a terraced!, in Mar 2007. Hanover close, £189K for a semi in late 2007.

    I'll post now before my browser crashes or something, but I'll edit this after I've had a poke around rightmove.

    Edit: There are a lot of bungalows in the area that look (from the rightmove photos) better than yours, often cheaper and detached. Is your area better than "St Marys", and other areas around where you are, OP?

    Well, it's all a matter of degree. I've never watched a TV program about selling items on Ebay, but know that a manky photograph versus spending a bit of time getting something looking as good as possible will make a difference to some people.

    Particularly when they can find hundreds of properties within a mile of the OPs online.

    Hi,

    Sorry, completely forgot about this post!

    The wet room doesn't have to be fully tiled as the rest of the bathroom is behind the glass screen. The area around the shower is fully tiled though.

    Anyway, we've actually decided to take the house off the market now as we're going to stay put for a bit. Maybe even add an extension on the back and having a separate dining room, plus we're going to sort out the garden in the summer.

    Dont think you had much choice at the price you were asking.

    I do think the garden needs sorting out. Bungalows are always going to attract older people (and there are loads of older people in Devon), so you need to address the steepness of that garden. People will be reluctant to pay for a garden they can barely use.

    Don't put decking down - some older people with mobility problems are terrified of it when it is wet/damp.

    If you are extending, then I wouldn't go ultra-modern when you fit out the extension; your wet room is lovely but I'm not sure a lot of older people would necessarily appreciate it (or want to pay for it).

    If you get no viewers, the price is wrong.
    People will view if the price point is correct.

    40%+ of all the mortgage money available to buy houses has gone. That 40% shortfall wont be replaced with personal cash so the only thing that can give is price. The high prices at the end of the boom (last summer) reflected the fact money was cheap and easy to come buy. That world has long gone.

    Nobody in thier right mind would have been developing property last year - I sold my B2Ls.
    Anyone attempting to make money from property should be glued to the money news. Im still getting people in my office that have not even heard about the credit crunch!
