If I wanted a bungalow in your town, there are over 50 cheaper than yours.

Some of those are detached. Some of those are larger. Some of those I personally prefer the look of.

Have you taken an objective look at your competitors to ensure yours is attractive alongside them.

Although location is important, it can be subjective. I suspect many people are looking at your area because they are downsizing/retiring - and as they don't know the area that well they will be going by price/pictures/how much it looks like they get for their money.

They certainly aren't going to view 50+ to see if yours is better.

also the bed looks like someone has just had sex on it.

This is part of the planned "Lifestyle Statement". It sends out a clear message "The owner of this house would be attractive to the opposite sex and get laid .... your luck will change too when you buy this home"

I know the area (looked at buying there myself last year) and to be brutally honest, the property is waaaay over-priced. There is LOTS for sale in Brixham at the moment so lots of competition. I'd say you're in a reasonable location but it's a shame that you have no view. Look at Rightmove and be honest, aren't there many, many other 2+ bed properties at sub-£200k that a buyer would look at first?

WET ROOM:Obscure double glazed window to rear aspect. Part tiling to walls. The wet room comprises inset w.c, feature sink unit and walk in shower. Shaving point. Ladder type towel rail. Extractor fan. Inset halogen spotlamps.

I thought that Wet Rooms needed fully tiled walls.

Since posting above I have realised that I do not know what a Wet Room is.

I have a bathroom with a bath, a shower over it, a sink and a toilet. How do I convert this into a Wet Room?

A wet room is like a shower with no tray. There's a hole in the floor for the plug and all the waterproofing work is invisible underneath your tiles.

    Very expensive :o

Wet rooms are fab. 1st saw one in Denmark years ago. Definietly an asset!

Agreed about the rpice though. If you really need/want to sell, bite the bullet and cut the price to a beneath all the othe rbungalows in your area. There's a danger that if you need to sell, you'll be there for years chasing the pice down.
