On the market for 2 weeks - no viewings

  • The wet room is a difficult shape to photograph so I dont think it would come out properly. We could advertise it as a shower room or bathroom but its not just a bathroom. It is a complete wet room so surely its best to tell people that?

    We didn't buy the property just to do it up. We were first time buyers and there was no much else we could afford at the time so we spent a year doing bits and pieces to it.

    Am I able to ask the EA to change some pictures?

  • Oh no...I did iron the bedding but we had to sleep in it before the EA came around! I found it really hard to photograph as it does have a wardrobe in there and more space than the pic shows. I completely agree about it looking boring though, which is why its so frustrating as its not really like that.

    Im on one now.....need to pimp up my house! :T

    First thoughts on rightmove photos:
    rear garden shot looking back at house makes it look like a massive overgrown bush is obscuring the house. Maybe bin that photo. The same photo is shown twice too ("rear of property" & "garden").

    Pink bedroom would look better if speaker and wires not in view.

    Kitchen looks fine.

    Big picture of lion in front room caught my attention, something more boring might make a difference.

    I'm never too much of a fan of pimping for the advert, but it can help get viewers round who might have formed a wrong initial impression.

    Of the new photos, the one looking directly out of the kitchen window shows an uninspiring old fence.

    Hi,

    That most expensive semi was the one im living in! It was a mess when we bought it, no central heating, needed all new electrics and no kitchen also the bathroom needed ripping out.

    The whole house is brand new and was completed last year. It also has a lush wet room bathroom (although I am biased!)

    The houses in Brixham really vary. This is because, like everywhere, there are nicer areas to live in. Im lucky in that the area I live in is considered to be a 'nice area'.

    Hmmmm really stuck as to what to do.....:confused:

    If its got a lush wetroom i would insist a photo of that was included not similar pictures of a rather boring (cos its winter lol) garden.

    It does lack kerb appeal, maybe a couple of pots out the front with some daffs in?
    You are paying the agent to do a job for you, tell him exactly what pictures you want and how many, and vet them first.

    But now it is unaffordable to FTBers.

    Yes, you can ask the EA to change the photos. If it sells, they'll rake in £3K+!

    Too many people on this website have been influenced by the TV property programmes.

    A rational buyer will look at location, number of bedrooms, type of property and price. If these are right, they will come and have a look irrespective of what the photographs look like.

    If you are not getting visitors, it is because very few (or none) people are interested in your property at the current price. If you are patient, someone may turn up. This approach however has it's risks in a flat or falling market. Your other alternative is to attract more viewers by dropping the price. If you can get two people interested, you have a chance of getting the best market price.

    I'm not influenced at all by property programmes but you want the property to show what it offers and these pictures don't. The OPs pictures do show it in a far better light and it's exactly the same house.

    That's why I mention the parking. It's really imporatnt to show off decent levels of parking down here, really important.

    I suspect it is also overpriced. I notice on local TV tonight the South Hams are saying there is a lot of affordable housing planned.......do you know if that will be local to you?

    Did you get prices from more than one agent? Where did you pitch your price in relation to those valuations?

    Well, it's all a matter of degree. I've never watched a TV program about selling items on Ebay, but know that a manky photograph versus spending a bit of time getting something looking as good as possible will make a difference to some people.

  • Ok here goes.
    Picture of lion on the wall is the 1st thing to catch my eye.
    This is a no-no as this tells me you have a domineering attitude and hence won't negotiate on price also the bed looks like someone has just had sex on it.
