I had a look for a detatched house in Greater London.
None available.
The free property website charges £10 per month. ???...............................I have put my clock back....... Kcolc ym0 -
It says £10 if you want to go on their featured pages, I assume it's free on their standard pages.
ps: further critique of the website, all the guff at the bottom of the page looks very amateur and un-professional, use them as meta tags by all means but not as part of the actual page text0 -
Hi all,
I will refrain from making any comments whatsoever about the other website posted above, but here are some thoughts on property websites in general.
There are literally hundreds of property websites out there, with a few more springing up each day. The vast majority of these are just basic templated sites that have very little functionality - in fact, you can buy a reasonable 'template' for a property website for around £20.
The problem with these sites (apart from the limited functionality) is that they rely on the prospective purchaser to know the website's address before they can visit it to search for property.
The 'old' search engine 'tricks' don't work either, as the search engines are now looking for content rich websites - rather than lots of meta tags and 'seeded' keywords.
Sites like Search4homes and The Little House Company list their properties with a considerable number of well known property portals and websites (e.g. Fish4, Asserta etc.).
Listing contracts are quite hard (and extremely expensive!) to obtain for 'non estate agent' firms like ours, as estate agents are getting more than a little peeved with us taking some of their commissions away. That is why both Search4homes and The Little House Company were 'kicked' from Rightmove several months ago!
When a prospective buyer searches on any of our well known partner websites for a property, Search4homes clients' properties appear in the search results lists alongside those offered by conventional estate agents. If the prospective buyer wishes to see more information on an individual property, this links back to our main website.
By doing this, our website attracts considerably more interest than if we were a 'standalone' website sitting in the ether of the internet.
If you are considering selling a house, surely you want to advertise it in the places that most potential buyers look for properties? This is why we have our contracts and agreements in place with our partner portals - to put our clients' properties alongside those of high street estate agents.
This is certainly not the cheapest option for us, but we can give most estate agents a run for their money in terms of coverage.
Finally, please note that this is not a 'plug' nor a 'bump'. I'm simply explaining the differences between the different types of online property websites.
And for the record, Martin has approved my posting of my free listing offer outlined above (copy below).
Kind regards
Clive

This is very nice of Clive.
I believe the offer is open for two weeks, after that it'll be £59.
As for his note about my charity. Actually I like the charity donation, but this site already has five charities it's supports - so if people feel like donating. Shall we say to spread the wealth £10 to a charity of your own choice

Well Clive I'm with you, and have become a little cynical about the comments of some of the people who have responded to this site. Thoes complaining about the site has to ask....what have you got to loose. what have you got to save. If someone on this site can 'potentially' save me at least over £1000 in commision, then he gets my vote for fifty quid top money saver award. Some may have read my thread re estate agents giving 10,000 difference in price. One great advantage with this way of selling is you can ajust your advert if you are getting little response, add photo's (and your own photo's) etc...whereas this would be a nightmare with an estate agent.
To add to clives argument, when I first was looking for a house to move to, my first visit was to fish4 homes. My wife and i ofen discuss the amount of houses we have seen and discounted on the internet have saved us hundereds of miles in petrol, and stress.
well my house is now up on Clives site, and of course I will keep you all informed of the progress.
Always in need of a spellcheker.... ;D
PS I would also like to use this thread as a bump too...Sorry No Links in Signatures by site rules - MSE Forum Team 20 -
Thank you for your offer which I would like to take up post haste.

At a guess I would say you need to lose the . after uk
I have emailed Clive using the e-mail address no problem this morning, and received a response within half an hour.
Looking forward to getting my property listed now.
AndyIf you're happy to sell it to me at a price I am happy to pay - then I want it cheaper.0 -
I'm selling my house ast the moment and will be asking Clive to help today if there's still time.
Out of interest, there is yet another free listing worth £89 which I have listed on for around 5 weeks with no results at all but you may want to give it a try anyway. The more the merrier!

In response to Clive's offer to individuals, I have one major concern. How is the individual protected from contravening the Property Misdescriptions Act by "accidently" overstating room dimensions, plot aspect, condition, warranties etc?
If it was this easy to create a whole new market / revenue stream for selling houses privately why wouldn't the likes of https://www.rightmove.co.uk (the UK's largest property website - who currently hold more than 50% of all property for sale in the UK with more than 1.5 million individual visitors per month!) offering a service such as this?
There must be some kind of catch?

You misunderstand the purpose of rightmove (and the other portals such as asserta, fish4homes etc.). They are not there to advertise houses but to direct people looking for a new home to their CUSTOMERS (ie estate agents) websites . So rightmove have no interest in people selling their home their self because it isn't core business.
Unlike asserta and fish4homes rightmove is largely owned by big estate agent companies so actually has no interest in carrying adverts for private sales from other companies as it is taking trade away from estate agents.0
