    Re: Section 48 Notice.

    I'm having some difficulty following this thread BUT.....if I understand it correctly you now have a new landlord who has issued you with a Section 21 notice.

    I believe a Section 21 is NOT valid unless a Section 48 has also been issued. Its law that the tenant is informed of who the new landlord is and the registered address for serving notices etc.
    Thanks very much for that. It may give me a dirty horrible sneaky legal way to stay here longer :D .

    There are some properties being finished in June that I may qualify for at a reduced rate ( allegedly ) so it may tie in.

    This section 48 bit might help But I think they'll have complied with section 48 when you took the tenancy out. I would bet at least £5 that the agreement would have had such wording.

    When YYYYYY ltd took over I presume you were written to telling you that yyy ltd had replaced xxx ltd as your landlord and provided you with an address for yyy ltd.

    BTW I've reread this thread, and I can't actually see where any landlords have 'flamed' you - have some posts been deleted? - you language and tone has been very antagonistic, despite every post i have seen just trying to help you.

    Mrs pbradley936, just so you know, the text you quoted applies to the owner of a lease (99 year flat lease sort of thing) getting an eviction notice from the freeholder of the property they purchased the lease to. It's not applicable to the sort of tenancies people are normally talking about.

    No.

    A Section 21 & a Section 48 notice are different.

    The section 21 you have been served with is meaningless as you have not been served a notice (section 48) to advise you who your new landlord is & where they can be contacted.
