If a gardener can’t be sure then random people on a forum are not going to be any wiser.

Whether it is or not do you want to buy a property which you say borders with land next to it covered in it ?

    hi there

I didn’t say it was over grown with it (Japanese knotweed) I said it was overgrown. The plants and brambles and if it is Japanese knotweed would be coming from there as everything is coming from there.

sorry to everyone if it’s seems I’m not listening I can promise I am.

Just finding this to be very stressful and worried.

where people think this is not helping it is as I am not thinking with a straight head.

So as everyone has said, I have gone back today and after researching

    1) cut open the green stem, there not hollow as you would expect with Japanese knotweed.

    2) looked orange bits in the roots there are none.

    3) looked on the other land a little bit as there is a wall can’t see any old bamboo dead or leaves etc

    4) the roots do not snap like a carrot they break with fibres like a normal branch.

So as everyone says it’s does not look like Japanese knotweed and I agree now I was in a panic and very sorry to everyone plus very grateful

I’d say that was 400 quid well spent in the general scheme of things if you want certainty. I put one of your pictures into Google images and it came up with something else entirely.

All shall be well, and all shall be well, and all manner of things shall be well.

Pedant alert - it's could have, not could of.

Just adding (with some experience of Knotweed, in the same town and, a probate sale). It’s not the big issue that some make it into and, you can treat it yourself. However you need to be aware that transporting it, leaving cuttings lying about etc is not a good idea. Saying that, large areas of Swansea are affected, some of which are treated and others not. The Council were part of a research project trialing a variety of different methods. More info here https://www.swansea.ac.uk/bioscience/research-and-impact/japanese-knotweed-control/ and here https://www.swansea.ac.uk/press-office/news-events/news/2023/03/new-study-counts-the-environmental-cost-of-managing-knotweed-.php. In a nutshell, treat it as you see the new growth

Thank you very much for this, ir our first house and the kids will be sharing a bedroom so I hope not to be there very long (safe up for a bigger house) more worried about when we sell if it is there as we would need to disclose on the TR6 form and thought this would put some people? of and also devalue the house etc.

We’ve been through the same thought process. Our conclusion being to disclose on the TR6 and to report the current state of things, be that no growth for years, or some light growth etc. Any buyer could see for themselves the state of the land. If needed a knotweed survey etc, for reassurance.
Do you know who owns the adjacent land? Might be worth having a chat with the owner.

Thank you for your time and reply. On the Land no check on the land registry spoke to neighbours no joy. It’s a strip of land that’s been just left.

on the road everyone garden backs on to it, so the bottom of the garden look down the rectangle garden everyone garden hits it.

spoke to a couple of neighbours (didn’t want to scare them saying about Japanese knotweed just incase there isn’t any; no point stressing them wouldn’t be fair but they don’t know who owns the land.

The plant in the photo with the bucket is, in my opinion, a bramble. I’ve dug hundreds of the things out over the past couple of years.

I did wonder if it could be a bramble.

If it is confirmed as JK, then often there may be a supplementary question from the seller about whether there is a plan (over several years) to treat the growth to the point it is removed.
