    looking for help here

    i hear you but looking for advise and help here please as it’s another £400 to £500 to spend and if there is Japanese knotweed there it going to be a real issue as there is land next to the garden in the house we looking to buy that completely over ground and it coming from there so even if you removed it from this garden the land still has it.

    We would be down about £1,200 on in solicitors fees and searches if we pulled out now don’t want to me even further down the hole.

    there is a back story to all of this that made us very suspicious, after finding out this back story and what was done up we searched and the house is in what is classed “is consistently identified as a major hotspot for Japanese Knotweed” and then looked into this are ourselves.

    yes and also tried ChatGPT and also tried picturethis app and google all come back at Japanese knotweed

    I use a couple of plant apps and unless the plant is actually in leaf they are not very accurate. When I used Picture this on your photos it came up with Wild Hop, which I am pretty sure it is not.

    You should not have to spend vast sums on just identifying the plant.

    You may be £1200 down but the only way not to be "further down the hole" is to stop digging.

    What were the answers to the JK questions on the TA6 and has your solicitor made furether enquiries of the vendor in that respect?

    it’s a probate property, in a hotspot in Swansea for knotweed.

    So no TA6 which is normal with probate etc.

    I’ve not spend any money at all on identifying the plants.

    Asked a gardener who did for free, they said they think it is Japanese knotweed but not 100 sure after looking at photos

    As you won't listen to other people on here, saying that it is not JK, then you have 3 options..

    • Seek specialist advice.
    • Proceed with the purchase, and assume you might need to treat for JK.
    • Pull out of the sale.

    I've had rubbish results from those plant recognition apps in the past, and wouldn't rely on those.

    after research and looking online the gold standard would be to get the Rhizome cut it open and look for the orange / yellow colour and the inner ring.

    Also do the snap test as it should snap like a carrot

    Also going to take it to a garden centre in a closed container for them to advise I think.

    any other test for me to do would be welcome to please hear

    You said the garden is next to overgrown land where you think this is coming from. Can you take a photo of the plants on that ground as a fully grown plant should be much easier to ID than some roots.
