I even opened a fraud investigation at the land registry showing them the letter where they say what they have done. I am waiting for that reply from them.I'm struggling to see what the Land Registry has to do with any of this? And what investigation they are supposed to carry out?Someone called you asking for money. Where does the Land Registry fit into this?bobster2 said:theycallmetrinity said:

Since the way i was contacted is fraudulent i showed them the letter and they referred me to their fraud team and i am still waiting their response.
i want to repeat what is written in the letter here :
"despite also speaking with the lender listed within the Title document. The telephone operative at National Westminster Bank kindly called yourself and passed contact details to make contact regarding the above as they appreciated the seriousness of the matter at hand"0 -

Because the bank were wrong and the call was actually from NatWest? That seems the most likely explanation of the story. Otherwise it's a strangely convoluted scam.
How could JoyceXXX in their letter claim awareness of a call from NatWest, given the bank’s denial of involvement?
When you report to us you will receive a police crime reference number. Reports taken are passed to the National Fraud Intelligence Bureau. Action Fraud does not investigate the cases and cannot advise you on the progress of a case.2 -
if they dont investigate. than why the bank and the citizen advice bureau and the CIO and the land registry told me to just report it to the action fraud knowing that no action will be taken. make no sense to me :-)0

https://www.nafn.gov.uk/report/action-fraud/After a report has been made to Action Fraud, it will be sent for assessment by the National Fraud Intelligence Bureau (NFIB). The NFIBs systems assess reports of fraud and cyber crime from across the UK, helping to build a national picture of where fraud and cyber crime is taking place. Experts review the data from these reports to decide whether there is enough information to send to a police force for investigation.
Action Fraud is not an investigative body and therefore cannot guarantee or prompt a police investigation or advise you on the contents of your report. Whilst we aim to provide an update to reports within 28 days, this is not always possible if the report is still under review by NFIB.

I want to also point out that the letter i was sent by the company who says is the new management of the rent charge included the bank details of the director of the company not to the bank account belonging to the limited company itself. so who they demand to pay here? the company that manage the rent charge or this XYZ person who happened to be also the director? do not you all see that this thing smell of fraud?

@theycallmetrinity I suggest you take a look at this...
https://wspsolicitors.com/rentcharges-scam-avoid/
It may simply be that some sort of investment company has bought the benefit of these charges from the original developer / land owner.
So the strong advice on that page is that you need to urgently take the initiative to find who to pay the rentcharge to - and get it paid. It might be the people who called you - or it might not.
