    I don't think that everyone gives a counter offer, especially if it's so new on the market. Just as you've said it's hard to get an idea if the price is good as few comparables, the vendor may think the same and not want to go with the first person who offers in case they receive a much higher offer in a few weeks. Unless they're desperate to sell, I doubt many people accept under asking on first week of viewings. 
    If you want the property I guess you keep putting in offers, or ask the EA what offer they think might be accepted. If you're not that bothered about potentially missing out on this one, keep looking and see if you can find something you prefer or think is better value.

    Personally id never open up wardrobe doors even built in, unless the vendor was kind of insistent on it. Any other cupboards IE under stairs etc then I can understand you opening these up without asking. 

    Just because you have made an offer does not mean you will get a response immediately. People work in places where no phones are allowed then they rush to pick up family etc. Then they will check messages etc. Or they will sleep on an offer before accepting/ rejecting. 
    Took me and my partner some negotiating with the agent before accepting. The seller wanted the asking price and no negotiation was going to get a reduction. We wanted the property and we got it at the asking price.

    We’ve other properties lined up as this is just feeling increasing off. 
    Not so committed then. We've all experienced pushy buyers that are in fact playing games. End up walking away. 

    Agreeing a price is just the start of a long and drawn out stressfull process. Where parties have agenda's. Curved balls get thrown. If you plan on making somewhere your long term home for years. A few hours of time or even a few days is nothing at all.

    As I said, and is evident from the post, the seller is feeling a bit off to us. Some things just don’t add up. Besides, there are many sellers on the market that are not actually serious about selling. I’ve been on the receiving end of such buyers. I see nothing wrong with wanting a prepared seller and avoiding disappointment.

    As you suggest, it might be a divorce situation, and the lady in the house may not be wanting to sell but her former partner does. That may account for the seeming reluctance, plus the offer would perhaps need to be discussed between the lady and her former partner.

    We bought a probate property that we offered over 10% more over the asking price as there were several people interested in it, and it took 6 days for the vendor (son and daughter of the deceased) to accept it.

  • Thanks again everyone. The negotiations back and forth began today a little after my original post and based on the experience we have reached the conclusion they are simply not a serious seller. 

    They’ve had no other offers or many viewings despite being on the market for 2 weeks. This in itself is very unusual. We presume other buyers have picked up on the red flags.

    It may be worthwhile to say to the estate agent that you'll be leaving your offer on the table and then continue your search elsewhere. Sometimes fate will play a hand further down the line

    The market is very slow at the moment.

    I don't think 2 weeks is a time to be giving and getting red flags lol.
    I guess it depends on the market in the area someone is bidding. I can only share what’s usual in the areas we are looking at.

    It was a strange negotiation. The agent suggested a price under the asking price, without a counter offer we suggested the agent actually suggest a number the seller would find comfortable, the seller went differently to the agent and then asked for the asking price anyway.

    I think it’s very obvious we are serious buyers and in a very good position to proceed, so they’ve just alienated us with all this. Good luck to them. 

    As I’ve shared with you elsewhere, we’ve been on the receiving end of sellers with cold feet so are keen to avoid such sellers.
