I was hoping for some help on shaping my thoughts as I have no idea what to make of the situation.

Edit: deleted most of original comment because it was very clear I wasn’t going to get any helpful insights about a seller. Just lots of comments on how unreasonable I am as a buyer, 🙏🏽

    So you offered yesterday?
  • So you offered yesterday?
Morning of yesterday, that’s right. In this market we are accustomed to being told a counter offer or rejection pretty much within 2 hours. So, not used to this at all. Especially not counter offer from the seller.

Some people have jobs to do so they are unable to take time out of their day to focus on personal matters.

So what is typical in your experience/view to have an offer rejected or receive a counter offer? As I shared earlier this definitely has not been our typical experience. We normally get an opportunity to raise an offer etc within hours.

There could be a number of reasons they haven’t responded yet. Work commitments being one, or perhaps they have other viewings booked in which they would like to see the outcome from.

In terms of some of your other issues. I’m never comfortable having a vendor show me around, but it’s definitely not unheard of. As for the kitchen cupboards/wardrobes - I don’t really have an opinion on their secrecy because I’ve never opened up the kitchen cupboards when viewing! And for the lack of ‘for sale’ sign - my parents didn’t want a sign, so again, not entirely unusual.

In my view, I think you just need some patience. My purchase took just shy of 12 months from viewing to completion - it’s not a quick game!

They may have other stuff to do. Not every seller drops the rest of their life in order to attend to received offers. They may simply wish a chance to consult with partner/family/EA before responding.

(if anything it may be better that they are giving it more consideration rather than a kneejerk "give us more money" response)

I think when it is a lower than asking price offer then they are likely to wait to see if they get other offers

Years ago now but within minutes in one case and a couple of days in another (agent had said it could be a while before they had a response)

    Thank you for sharing.

It’s interesting and useful to learn of others experiences. As mentioned elsewhere, we normally get an actual response within hours so this is very unusual and new to us.

    Thank you. That makes sense.
