I don't think you fully understand the entry because I've already copy and pasted most of the information - the bits that are relevant.0

You haven’t downloaded the full information for your landlord’s lease. Go back to HM Land Registry and get it.0

My property is listed under the 'C: Charges Register' and there's a reference for my landlord, which I listed earlier.0

I just repurchased the latest version of the title and all the information is the same.
Are you saying I need to order an official copy of the register - OC1 form? I don't think there's any more information than what I've posted.0 -

OP, is your property one of the listed titles in the Charges Register at points 4 - 8? Which one?
For example, let's suppose your property is number 6, if the Lessee's title number stated there is not the same as the title number for the register you are quoting from, then you need to obtain a copy of the register of the Lessee's title number listed at number 6 of the Charges Register. That title will give you the name of the landlord/owner.

AlphaCentauri said:I applied for a scheme for upgrades to my private rented property. The survey was carried out and I was told I qualified. However, my landlord's name is not stated on the property title register and so the scheme is stalling with final approval. The landlord is only listed with a reference on the register. One proof I have is an invoice for ground rent from the head leaseholder to my landlord (the under leaseholder). Technically, this confirms the relationship and their ownership of the under lease but I don't know if this is enough for the scheme as they seem to care only about the entry on the property register. Anyway, I'm trying to get further documentation from my landlord. Presumably I can request proof of legal ownership from them? What would I need say? I'm worried the scheme may not authorise the upgrades.
What kind of upgrades do you want to do?
Have you explained to the landlord that you need evidence of their ownership for the upgrades? If so, what did they say?
You'll probably need the involvement and cooperation of your landlord, so you might as well get them involved now.- You'll probably need consent form your landlord.
- Your landlord will probably need consent form their landlord (the head leaseholder)
- The head leaseholder might need consent from their landlord (the freeholder)
And there can sometimes be big complications in getting consent to do work on a flat, For example...- The lease might say "no alterations" - i.e. an absolute ban
- Or fees might be payable for considering applications for consent for alterations
- And/or your landlord probably doesn't own the external walls of the building - so that could be a problem if you need a hole for a boiler flue, pipework, etc.
But there is also some legislation that suggests that a landlord cannot refuse consent for "improvements", irrelevant of what a lease says - but it's not clear cut. Does the scheme you've applied to say anything about landlords' consent, etc?
