I had the best news today! Contracts have been exchanged!!!! πππππππ A whole week earlier than planned!!!!!
No going back now! The flat is GOING π Completion is a week tomorrow. I canβt believe we finally got here. Itβs been such a (painful and stressful) journey! I swear it was the hardest property to get rid of, but we got there in the end π
A few hours before we exchanged contracts, Help To Buy decided to give me a scare by sending me an e-mail saying the RICS market value was different to the RICS valuation, and I needed to get another Letter Of Undertaking π¨ I called them straight away in a panic and it turned out my solicitors had put the wrong valuation on the form, but theyβd since spoke to them and it was all sorted and I shouldnβt have received the e-mail π So my blood pressure spiked for nothing π¬ I canβt wait for total calmness once the flat is no longer mine!
Apparently my buyer is a really lovely lady and has had nothing but bad luck with trying to buy a property over the last 2 years, bless her. I really hope she loves my little flat. Overall it wasnβt a bad place to live at all - it served us well for over 8 years!
Me & OH have now received our debit cards and PIN numbers for the joint account, so now weβre just waiting for our online banking info so we can register on the app, but we wonβt receive that until at least next week.
OH got paid today, and he also got his car fixed, AND he also built DD1βs wardrobe! Itβs lovely and has made a big difference to her room. She can now store her clothes properly, finally! I changed her bedding for her and got everything all neat and tidy and clean π She spent most of the day at the park with her friends and she was really happy when she got home and saw her new wardrobe. OH will build her dressing table another day. Heβs back at work tonight and tomorrow night - chasing that Bank Holiday double overtime pay π€£
Me & DD2 went out for a nice walk this morning so I could collect something from my friendβs house, and then we went to the Post Office to return the White Fox Boutique order. She wanted a hot dog for lunch so I got her one as a little treat βΊοΈ Her birthday is only 3 days away and I still need to wrap her presents, write her card, get balloons, get a birthday cake, and make the house presentable for the tea party sheβs going to have.
DSD went back to her mumβs earlier but sheβll be back with us in a couple of days. She was still suffering with menstrual cramps today, and didnβt sleep well last night βΉοΈ I feel for her - I remember suffering a lot when I was a teenager too. In fact I suffered until I got pregnant with DD1, and then since then Iβve been ok. DD1 started hers a year ago but thankfully doesnβt seem to suffer. Hopefully DD2 will be the same. Itβs not fun being a girl sometimes!
Iβm now going to treat myself to an ice-cream to celebrate my news π€£ rock & rollβ¦..

Thank you so much βΊοΈ Iβm so happy! I remember when I first put it on the market last summer and having a long chat with the estate agent about it. We knew it was going to be a painful process, as it fell through last time due to the warranty issue (we didnβt know about the lease issues back thenβ¦imagine if we did!). In fact he was trying to persuade me to rent it out instead, but I really didnβt want to go down that road. I just didnβt want to own it any more. Turns out I wouldnβt have been allowed to rent it out anyway as I used Help To Buy to purchase it. Iβm so glad I decided to sell it, though I had to drop the price by quite a bit to secure a buyer. At that point I didnβt really care, I just wanted it gone! Iβve hardly made any money on it so I just looked at it as cheap rent for 8 years π
I canβt wait until I can be on the mortgage with OH. Though heβs currently in a disagreement with the lender. Theyβve sent him the recording of the conversation to βprove he was not told that thereβd be no mortgage payment on 1st Aprilβ, yet the recording clearly shows OH asking if there would be a payment on 1st April on the old rate & the guy said no! So this guy and his manager have lied, as well as give him wrong information. OH said heβs going to have to make a complaint just so theyβre more careful in future, because itβs not fair on customers if theyβre receiving the wrong information. I donβt blame him, but it just seems to be one thing after another - heβs only just had the query with the wardrobe company resolved (they made countless mistakes when fitting our bedroom furniture back in January and then they demanded full payment, errrrr no π€£ So they agreed to write off 10%).
Weβve had to move DD2βs party to 18th April as most of her friends couldnβt make it, which Iβm glad of as it was meant to be tomorrow and Iβve got to do loads before her tea party in 2 days! The house is in no state to be hosting at the moment & I want it like a show home π€£ OH will be doing a tip run tomorrow and then I can get my scrub on. So far Iβve bought balloons, banners, a birthday cake & candles, a pink tablecloth, paper plates & cups, and all the food & drink. I think I bought too much but thatβs ok, we can eat the leftovers π
As well as party food I also bought Easter eggs for the girls & OHβ¦ the price of them!!! π¬ sooooo expensive!!!! Before I dropped the girls off at their dadβs we exchanged their painted rocks for Easter eggs (I had DSDβs as she wasnβt here), and then my mum gave me a load of Easter eggs too for us all, so now we have a lot of chocolate here π€£ I went to the gym after food shopping to bank some calories ππ
OH is sleeping until 7pm so Iβm going to chill out for an hour or so and then Iβll start cooking. Iβve eaten dinner already (the gym made me hungry π) so itβll just be him eating but Iβll put the rest in containers and we can have them tomorrow ππΌ x

We have had a great weekend celebrating DD2βs birthday π₯° She was very spoilt! The little tea party we threw went well and she had a great time. My little nephew came and he was so attached to DD1 π He wouldnβt leave her side! I think she liked it π
The house is full of Easter eggs and cake, which isnβt good when youβre trying to lose weight π€£ Iβve been good though. I went to the gym earlier with OH and also went on a 2km walk with DD2 aswell. I even meal prepped my lunches for the week! Who even am I π€£
Back to work tomorrow ππ Iβm not looking forward to it at all - I know my inbox will look disgusting π€’ It took us pretty much the whole of my week off to finally get the house in order, so if I didnβt have the time off weβd probably still be decluttering in September π€£ Our new dining table will be here in 5 days which is exciting! It means OH will need to do another tip run before it arrives though. At this point he may aswell live there π
I used the debit card for the joint account today for the first time! It was for some food shopping. We still donβt have online access so I printed off the balance at the cash machine first, just so I knew how much we had in there π I tried to open a bank account for DD2 now that sheβs 11 but it seemed to not go through so Iβll have to contact the bank at some point. Whenever I get time π€£
OH is back at work tonight so heβs currently asleep, none of the girls are here, so I might watch some stuff on YouTube until I can go to bed x

I survived my first day back at work! Over 200 e-mails in my inbox but when I logged off at 5pm there were βonlyβ 90 left πͺπΌπ The office was pretty quiet as a lot of people booked today off to extend the Bank Holiday weekend. My boss was also off so I could just crack on in peace π My colleague and I went for a nice walk at lunchtime but that was the only walk I did today, so only 5.5K steps on my fitbit. I did go to a Body Pump class after work though! It was harddd π₯΅
Between leaving work and going to Body Pump I drove to my flat to put out the bin, as other residents have been using it so itβs full (π), and it was so weird doing the work to flat journey! It felt like years since I went to the flat from work. I didnβt feel sad or anything but I might do when I hand my keys to the estate agents, or on Friday when we complete the sale and itβs no longer mine. Iβve written cards for the new buyer, the solicitors and the estate agent so Iβm all ready I think! Just need to get the electricity meter read which I should hopefully be able to get in the next 2 days ππΌ

Itβs done! The flat is no longer mine! π₯³ 21 whole weeks since I received the buyerβs offer! We completed today and itβs now owned by a very nice lady who apparently has been desperate to get in there for weeks π I feel more happy for her than I do for myself weirdly! Not that Iβm not happy, Iβm ecstatic, but she seems like such a lovely person and has had a lot of bad luck, so she deserves this so much. I hope she loves her new home π
I took the final meter readings this morning and then looked through the window of my flat and said bye to it π₯Ή I did feel a little bit emotional. I mean, it was my home for about 20% of my life! And my girls were so young when we first moved in. So much happened in that flat and I have plenty of memories!
I also felt a bit emotional when I said bye to the people at the estate agents! Theyβre such a lovely bunch and Iβll miss them. Iβm going to write them a 5* review π
So, does this technically make me homeless now? Haha, Iβm joking of course. OH wouldnβt be happy with me if I said that π€£ Sometimes I slip up and say βhis houseβ or βhis kitchenβ and he tells me off π€£
I get the money from the equity (less alllllllll the costsβ¦ letβs not go there lol) early next week. Then Iβll spent it on a brand new carβ¦ KIDDING! π€£
Work has absolutely kicked my bum this week. That will serve me right for having a week off! I just canβt seem to catch up. On the plus side, I finally got my nails done after months of rubbish nails, and all 3 girls had an induction at the gym, so now they can workout with me π₯° DD2 is the most excited about having a gym membership and has ordered herself a smart watch so she can track her steps etc. I worry about the girls getting obsessed about fitness, being thin etc especially after what DD1 has been through but Iβm keeping a very close eye on all 3 of them. I want us to be a healthy family and Iβm very mindful of the language I use around them to prevent them from having negative thoughts about weight, body image etc. Theyβre all at a delicate age!
OH and his brother fit our new kitchen cupboard yesterday and Iβve spent the evening putting all the cups and glasses in there, and then putting things in the cupboards where they were originally π₯° So now all my herbs and spices have a home, as well as OHβs protein shakes and other random bits! Thatβs how Iβve celebrated completion day π€£ Organising makes me happy and calm!

Our new dining table got delivered today. It is beautiful! And it fits the space in the kitchen perfectly. Iβm so happy with it! We still canβt find any chairs we like so weβll be using the old ones until weβve found some. OH has found someone on the estate who wants our old table so theyβre collecting it later.
I still havenβt got the security number that I need for the online banking for the joint account and itβs driving me mad, so I called them today and they said I should get it by 14th. I canβt wait because although I can check the balance at cash points I canβt see what payments have gone out, so my budget spreadsheet is probably not accurate. Hopefully we can get the declaration of trust or whatever itβs called done soon and then we can start clearing the majority of debts and get me on the mortgage ππΌ Then everything will be done!
To celebrate my flat finally going, me & OH went out for breakfast at my favourite cafe this morning. I am on a health kick at the moment so I had a Mediterranean breakfast π It was very nice and I didnβt feel sluggish & horrible afterwards. I couldnβt finish it so OH had my spicy beef sausage and some feta cheese. Iβm going out for dinner with some friends tonight too, so two meals out in one day, which worries me cos Iβm on a good streak with my weightloss at the moment so I must be good! π¬
Not much else to report except OH has more car trouble and he thinks my clutch is going to go soon, so thatβs fun π

OH has been offered Β£75 compensation from his mortgage lender for their mistake. Iβm not sure if heβll accept it but if he does then we can put it towards our weekend in Manchester next week as we are going there to watch a comedy gig (I got OH the tickets for his birthday). Itβll be nice to spend a night away with him π₯°
I am not long home from Body Pump and I ache already π I was brave and moved up a weight tonight and wowwwww it hurt lol. Before the class I did a 2km walk followed by 20 minutes on the crosstrainer so Iβve been good today. I went to the gym yesterday too so Iβm going to give myself the day off tomorrow to recover. Iβll still go out for a walk or 2 though π
The girls went back to school today and apparently it went ok except DD2 left her glasses here and she didnβt realise until I was already at work, so her dad collected them once I got home π¬ Poor DSD has apparently got a sickness bug π₯ So sheβll be off school for the next couple of days bless her.
Iβm still going through the fun job of changing my address on everything and I now also need to change my direct debits to the joint account. Still waiting for the online banking security number though π
OH is going to work soon so Iβm going to say good night to him and then Iβm going to bed as Iβm TIRED! π΄π΄π΄π΄π΄
