    It has to be said that the hoops that have to be jumped through in order to complete a first registration (no offence @Land_Registry - but an FR1 application is a painful thing indeed!) I can't imagine that actually following through with this to not only fraudulently take possession of a piece of unregistered land, but more to the point to get it registered into the fraudsters identity would be an easy thing at all - in many ways, a registered property would be a far simpler target?

    I'll leave it for others to decide what 'simple' looks like as the processes, checks and more involved re registered and unregistered land naturally differ. Ultimately protecting your land and property begins with you as an owner and for you to take whatever reasonable steps you feel are necessary to do that.
    Once others become involved, such as HMLR, conveyancers, lenders etc there are a variety of hoops (checks) to go through and complete and in many ways the more the better if they prevent fraud.
