Wi-Fi speed issues at home - Xbox

Hi all
I currently have a WiFi package with TalkTalk and I get on average 150mbps; which I thought was good enough.
theres only myself and my partner in the house with obviously our phones connected to the WiFi too.
however, when she is watching tv and streams via netflix, itv and other streaming services, it is near impossible for me to play online on my Xbox. It constantly lags, freezes and this makes it unplayable to play online.
I have a WiFi Tp link extender upstairs and an Ethernet cable from that direct to the back of my Xbox - and it is not plugged into an extender.

Likewise downstairs where the WiFi is, it is raised off the floor with no obstructions and both that and the other end of the WiFi extender is plugged into the wall and not an extension cable.
does anyone have any idea how I can improve my Xbox speed as SURELY 150mbps should be sufficient to both stream TV and play Xbox at the same time!!??

The Xbox is in the upstairs directly above where the router is too0 -
What is the latency on the speed tests you have run when having issues? This kills gaming experience as much as low bandwidth.
https://speed.cloudflare.com/ is a good test to use and shows more information than some of the basic ones like Speedtest.

Which Xbox is it use to have the Xbox one s and that started to get like that until I got the new one.
are you streaming games or downloading them?
wireless or Ethernet cable because that’s what I ended up doing just had a cable in back seemed a more stable connection that way.

The latency whilst playing Xbox is usually around 10-14ms with a packet loss of 0: and then all of a sudden and for around 2-3 seconds it completely freezes and I see the Ms raise to 90-100 and I get high packet loss.

Have you tried using something like a powerline ethernet? My OH experienced a similar issue but on the laptop and haven't had any issues after I plugged in a LAN powerline.
Works only if both sockets are on the same electrical circuit. Maybe worth a try?0 -

the router is in living room on ground floor and the Xbox is in the spare room on the floor above
I have a ‘ tenda av1000‘ power line adapter and there’s two in a box. One is plugged into the wall next to the router with an Ethernet cable running from the back of the router to the adapter. The other, is plugged into the wall upstairs and underneath ethernet cable running from there to the back of the Xbox0 -
