    I would be tempted to lower your offer. The owners don’t need to know how you found out, just that you did. You found this property fairly easily, presumably there will be others?

    Awwh thank you so much for replying @south_coast I keep playing with the same two options in my head 🙈.

    Mr CK agrees with your first comments offer 125k and if declined walk away, his theory being we only just decided to buy another one more will come up. He's right of course, but I have quite a specific list when researching a property and this one (currently) is the only one that meets them. This list includes being a home l would be happy with my children living in.

    I think we would be foolish to not at least try to get some money off even if not the full 5k.

    Thank you @agathasquirrel there are others available in the same location but 40k more 🙄 the truth is the price we offered was what the current owner paid 20 years ago. If we don't buy this one we can't afford anything else in this postcode.

    But im sure other properties will come up that we like.
