Evening all,
After yesterdays post l went for a nap then out with for dinner with a friend l hadn't caught up with for ages and l had the best sleep of the week.😄
So l woke up with a bit of energy went to the gym for the first time in nearly 2 months 😱 l need to get a grip of myself. As l was getting ready to go out last night my ELASTICATED waist trousers were digging in. A few months ago they were loose 😌. I'm not one for drastic dieting (been there done that got the tshirt), l think it produces the opposite effect plus, l think its harder when the kids are off school and life is out of routine but, l am going to make a concerted effort to do better.
The tenants moved out yesterday, l suspect the estate agents will contact us on Monday to go through the check out report, although we don't foresee any major issues. We will pass by in the next week or so to give it a clean, cut the grass and drop off a bottle of wine and a card for the new tenants.
Speaking of houses, the one we are buying has been removed from the website?? I was told it had to stay as a live listing until exchange of contracts but its completely disappeared, not even in the SSTC list 🤔. The only reason l can still see it is because it was in my favourites and just says "no longer on the market". If that's a deliberate move that's great news and should mean the process will run uninterrupted from other buyers.

I am very achy today unsurprisingly, but l know tomorrow will be worse.
l am planning a big and healthy shop tomorrow. Tesco have invited me into one of there 6 week challenges. You earn extra points by spending a certain amount on selected items. The last one only finished a week ago, l added an extra 1250 points so l have £79 altogether. This time I'll try to be a bit smarter and get my overall total up +£90. I'm saving them to swap for easyjet vouchers for a holiday at some point.

Morning all, the two day aches are definitely a thing !!
We had a freezer cleanse day yesterday so dinner consisted of samosa's, chicken, burgers, chips and chocolate cake. Mr CK had a portion of curry and rice i'd saved for a work lunch and forgot about.
Todays plan is a trip to the supermarket after work, kids in tow. I might regret that as its a slower, more expensive process but conveniently next to a shoe shop so an opportunity to kill two birds with one stone.
In money news my tax refund £1360 was received today ☺️ and sent across to the EF which now stands at £6980 added to our rental EF of £2500 we have nearly £10k saved which will cover the stamp duty and solicitors fees. I'm hoping to add as much money to this as possible before exchange of contracts and mortgage payments commence.

Morning,
I made it to the gym…just about only time for some upper body strength training before showering and coming to work.
Yesterdays trip to the shops went surprisingly well, we found trainers and school shoes for little CK, just shoes for young CK to get. It will be the third pair in about 4 months🙈 so l cant afford to pay another £50 from Clarks for just a few weeks use. The issue is that stimming is leading to wear in a few pressure spots and then creates a hole in the sole. Trouble is they have had the same shoes there entire school life and being autistic finds it hard to consider other options.
No update on the flat other than the memorandum of sale l received yesterday from the estate agents. I was sent a secure email from mortgage company on Saturday to upload payslips etc which l have done. So there is nothing l can do now but wait for a decision and contact from our solicitors. I'm not in any rush tbh especially as the flat is no longer on the internet. Its been sold by a multi million pound firm following a repossession. The longer the process takes the more opportunity l have to save.

I spoke to soon…
Just received an email from the solicitors and about 8 different attachments for information purposes or completion. I have to pay £500 on account …its all feeling very real 😟
Then about 10 mins later the rental estate agents sent through about 30 pictures. It looks in good condition just a few scuffs / scratches on the walls tbh I think some might wipe away. There is a dent on the top of one of the radiators l think it only effects the grille part. The agent is asking if we want to make a deduction to repair it. I have just googled it and apparently it can be replaced once you know the make, model and size of the radiator..which l don't 🙄. The estimated price (once l work out exactly what l need) looks to be in £20-30 and probably an hour on youtube 😂to fit . What would you do?

Mr CK visited today and said all looked in order just a bit of paint touching up here and there. I'll reserve judgement until I go myself 😉.
We have sent the requested documents and made payment to the solicitors. Also noticed, rather annoyingly that the flat has been relisted on the internet but now it appears at the top of the page 🙄. To be honest l thought the removal was an error in the first place so we will see if anything comes from it.
In other news, I've arranged a couple of playdates and a day trip for the kids so I'm happy about that. I mustn't get complacent with the back to school prep and then have a panic in the last few days before school resumes.

Afternoon all
Today has been a busy but not overly stressful day.
I went to the gym first thing and managed a 5k run. It was really hard work, made harder because 😕 all the aircon units are above the weight machines, nowhere near the cardio equipment.
Then l went to our existing rental. There are quite a few marks scuffs etc that might wipe off or need a little touch up. The odd dent here and there l can imagine caused by moving furniture but over Mr CK was right they have looked after it. Its actually a nice little place 😊 id forgotten. l left Mr CK on "touch up duty" and will return on Wednesday to do my part and leave the card sweets and wine l brought.
Then l went food shopping buying extra bits for our day out next week and while there picked up some school shirts for little CK another item off the list ✅
Finally, l called and paid for the home buyers valuation report and submitted some additional information requested by the mortgage company.
I'm ready for the glass of wine chilling in the fridge and the blackberry crumble Little & Eldest Ck made using our home grown blackberries.
