I have never had to rent officially but this is what gets me here.
Why are LL forced to be set up as a direct debit? Appreiciate there are issues with setting these up if you are not a company etc but it makes a huge amount of sense! Or if the LL knows you have a standing order and the 1st falls on the weekend then why isn't it a natural reaction for the LL to expect it the first working day so the 2nd/3rd depending on the day.

Can be taken to court by landlord: V unlikely to get an eviction, but in theory possible .

--> Precisely because of the issues if you're not a company. Under the DD guarantee, the bank is guaranteeing the amounts if there's a dispute, so they need to be confident they'll be able to recover from the LL. They usually only do this if the receiver has £1m in revenue, etc. There are some 3rd parties that may help a little, but with hefty fees which would only get passed on through rent.
Meanwhile it really doesn't make any sense. Rent typically doesn't change month to month, so a standing order works fine, unlike other bills or services where it may indeed change more frequently and its most peoples' single largest outgoing, so its not unreasonable that the tenant would do a little more effort to manually change a SO which they might not bother with for a random £4.99 subscription.mills705 said:Or if the LL knows you have a standing order and the 1st falls on the weekend then why isn't it a natural reaction for the LL to expect it the first working day so the 2nd/3rd depending on the day.0 -
Update the LL has had a repossession notice our home is up for auction. We know this from visit from some gentleman from a company that works for the bank.
The LL is now uncontactable not answering at all. We think he has done a runner. So we have not paid this months rent and will not pay until we get some answers.
we don’t know how long we have to find another place but we are going to dig our heels in and not leave until we are literally thrown out and even then they will have to break the door down.
once details of the auction are released we may even bid ourselves just to delay things somewhat. We haven’t got any money to buy it2 -

Read the post 6 link.Re: the rent yes, withhold for now till it is clarified who it is payable to: original landlord, bank, Official Receiver....But do set it aside. You still owe the rent even if for now it's not clear to whom, so don't use it to pay for that new TV you wanted or down the pub!4 -
