    Yes, it looks like the Bedford St. John's retail park to me too.

    This sign on GSV may also have useful contact details...

    From that image I think I can see...

    ...but that GSV image is three years old.

    I think M J Mapp may well be acting for Schroders.

    Thanks for the replies, I didn't realise there were replies as I don't get notifications or emails for some reason. I tried speaking to store managers in the retail park but they all said there's nothing they can do as the parking is a private company. Any advice on what to do next please? I feel like I will run out of time so should I appeal on the www.pcnappeal.co.uk at least to freeze the ticket for now?

    In addition to this, we went to the Costa coffee and did input our car on their nexus parking machine but clearly that hasn't worked as we still got a PCN. Any further advice please?

    It really doesn't matter about thinking 'appealing' is a real thing (it isn't) or thinking you can 'freeze' the PCN.  Why?  You won't be paying at the discount or at all, anyway.

    These cases are a cinch to win at small claims stage in 2024, with no hearing.

    Or now by using Plan A properly and not giving up because the stores told you to contact the 'private firm' who run the place... 

    ...you know they DON'T mean the parking firm, right?!  Obviously that's not who the store managers mean because the PPC don't own it.

    We've already said how to find the name & contact details of the managing agents at the site entrance.  Almost any retail park has a welcome plinth with details.

    PRIVATE 'PCN'? DON'T PAY BUT DON'T IGNORE IT (except N.Ireland).

    No problem and thank you - It is the St. John's retail park in Bedford - there is an ANPR system that says my car overstayed.

    I did try speaking to the store managers following Plan A but they all said there's nothing they can do. When I asked them if they can at least tell me the landowner's contact details, they all said they don't know, it's all to do with the parking company which is private and that even their own staff have been "fined" before and had to pay it until they were added to their own authorised parking list.

    I tried to contact SREIT (Bedford) as per the details shared by a poster earlier and the details that I can find online, but even the person I spoke to in Client Services has said they don't know who is the actual contact managing that car park so they took contact details for me and said they'll be in touch. 

    Do you have any further advice as I seem to have hit a brick wall? I am in the process of complaining to Costa but they only have an online webform to get in touch and a 500 character limit.

    I am sending the one size fits all template appeal to the PPC, Group Nexus and adding in an attachment - screenshot of cafe receipt on the day, which is where the tablet is for entering vehicle reg no. 

    "I dispute your 'parking charge', as the keeper of the vehicle. I deny any liability or contractual agreement and I will be making a complaint about your predatory conduct to your client landowner.

    There will be no admissions as to who was driving and no assumptions can be drawn. Since your PCN is a vague template, I require an explanation of the allegation and your evidence. You must include a close up actual photograph of the sign you contend was at the location on the material date as well as your images of the vehicle.

    If the allegation concerns a PDT machine, the data supplied in response to this appeal must include the record of payments made - showing partial VRNs - and an explanation of the reason for the PCN, because your Notice does not explain it.

    If the allegation involves an alleged overstay of minutes, your evidence must include the actual grace period agreed by the landowner.

    In order to resolve the dispute, I attach copies of the driver's receipts that day, showing that they were a genuine customer and that they entered the vehicle's registration details in the NexusParking tablet in (name of Cafe)"

    If this a bad idea please can you let me know?
