Police have told us that unless we are physically injured no crime has been committed and we are just tired of having to constantly argue/ justify it.
    That's a load of nonsense.

I would be writing a letter to the chief constable, my local MP and local councillor.

we know that but we are just in a bad state, physically mentally with no energy and everyone we have contacted so far (which is lots of people) we have to expalin it over and over again only to be told we are wrong so we are doubting our sanity, leaving no headspace to write letters

Maybe look at one of these "we buy any house" outfits. Yes it will go for less than market value, but a) you will wash your hands of it, and b) have the smug satisfaction that your neigbour hasnt bought it.
we invested a lot of money into it so in order to get the money back ideally it needs to go for market value.
I'm sorry but "WBAH" is probably the only route open to you. Or try selling it to a local housing association who need more houses and may have a problem tenant they wish/need to re-house
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

If not already done, I'd be getting the threatening behaviour on camera, either from your windows, or one you carry around. Take that to the police.

And keep a written log of every incident, as evidence too.
we have done all of that and provided to the police but they have refused to review the video evidence because they have said it's a civil dispute.

We have tried the car/house insurance advice line and about 20 different solicitors; none are interested.

Complete been sapped physically, mentally and just don't have the energy to keep looking for solicitors and have to explain the situation over and over again only to be told no.
20 solicitors! You can give up on that route, then.

You may be lucky that somebody robust views the property, ie somebody not put off by a difficult neighbour.  Maybe, someone built like Tyson Fury will view it, for example?

Otherwise, you have had two realistic suggestions for selling:
Stick it in an auction (probably the best option, in my view).
Exchange it for a new build (fine, as long as you want to buy a new build).

No reliance should be placed on the above! Absolutely none, do you hear?

Thank you. think we will have to down the auction route and put a high enough reserve on it. Guess we have only seen houses up for auction when they have needed complete renovations
  • Don't go down the modern auction method.

Out of interest was the neighbour living next door when you moved in or did the move in after you.

What triggered this hostility or are they like this to everyone?
  • When you say the issues seem to be with you personally, why do you think this?

Is the house a semi or terrace?

Although you've said you can't muster up the strength to go back to the authorities  you are possibly going to have to try in oder to get rid of the house.

The OP said that the next door neighbour is the other half of a semi, and wants to buy the OP's half to make one really big house.

Agreed. It's going to be hard, but like the post above recommending contacting the Chief Constable and the local MP (and councillors?), it's going to have to be done. If not, I fear the next-door neighbour's disgusting behaviour may win out. If the house goes to auction, there's nothing to stop the n-d-n picking it up at a low price.
