Do I need to amend named person on house deeds

    It's unlikely to be appropriate for @Land_Registry to make anything like a recommendation one way or the other.

    Transferring an already registered property is usually painless and simple. First registration can be complex. A suitable legal professional will have done it before, will know what documentation is needed, will know how to complete the forms, and - perhaps most importantly  - will have professional insurance, so that if you discover they got it wrong you'll be able to sue the pants off them. That's what you pay them for ...

    How familiar are you with conveyancing and the Land Registry forms?

    In the nicest possible way, if you are not familiar, then please ask a professional to act for you.  It won't cost that much money and it takes all the responsibility away from you.

    Our advice is to always consider using a conveyancer. Whilst you don’t have to as others have posted they are familiar not only with the forms, deeds and process but they can also offer wider advice as appropriate. 
    Before deciding I’d suggest reading the guidance and forms for yourself - that’s usually a good starting point when deciding can I do it and can I do it accurately/well. If it’s a struggle as things are unfamiliar to you, and it is for many, then using a conveyancer can remove much of the stress and anxiety such important matters can create

    At the risk of going COMPLETELY off topic, it has only just dawned on me that Dad's not yet dead.

    Have you and he had proper advice about the implications of him giving you his house? Why is he doing this? It's not going to make life easier after his death, it could make things very difficult for each of you.

    Crikey, like @Savvy_Sue above, I had thought Dad had passed.  Apologies for the misunderstanding.

    However, this does open up a whole new scenario regarding deprivation of assets.

    To answer your question though @adeo, if you are not the owner of the property, then you cannot sell/transfer it.  Only the registered proprietor, a registered Power of Attorney (if dad has lost capacity and you need to sell to pay for care home fees, but not so you can move in) or Executor of the Estate can.

    Sorry if I’ve got this wrong but I read it as inheriting the house once he had died. In which case surely that is when the deeds would be changed. Nothing about him gifting the house to the OP?

    Yes, you could be right.  @adeo just seems rather in a hurry to sort it now though, so perhaps OP can confirm whether dad is in good health etc.

    The very fact that OP is asking this question

    suggests that in fact they are intending to change the ownership before death of the father.

    OP needs to be aware that many of the initial responses on this thread were almost certainly made on the assumption father had died and may well be very different if it was clear that father was still alive.
