Lodger wants another months notice

    Hi,

    You need to have a conversation with the lodger which includes the sentence "If you haven't found a place by 30th September then you will be sleeping on the street because you aren't staying here and I'm not paying for a hotel."

    You need to be that blunt.  From what you've said, I think your willingness to be accommodating has obscured your key message.
  • this really is very simple

    * in writing, re-confirm the 1 months notice expiry date
    * repeat that after that is 'licence to occupy (Never use the word 'tenancy'!) will ed, and he must vacate
    * do not even mention again the hotel.
    * buy replacement locks (get the right type/size - they are cheap and easy to replace
    * do not get into dialogues where he can pull at your heartstrings.

    I wish I could have half the bravery you do FreeBear and I used to think I had it but after this experience I think I'll be having to take a break from offering my room to any lodgers for a while lol

    I don't mind giving him an extra two weeks but as stated in this thread previous I really thought that September was his month to make the leap and secure another property before Christmas and he's acted like a stroppy teenager lol I don't understand the request for an extra month, another month closer to Christmas is a disaster for 99% of renters and landlords and will not make things better.  

    I might have to make a trip to the local screwfix or wickes soon and see if they can source a replacement lock for me for the front door and patio door.  

  • The atmosphere was a little bit hostile last night and he's spent the night out of the house (heaven's knows where) after I basically told him that I am thinking about booking a hotel for him for the last two weeks of October.  So he knows that I'm not completely happy with the arrangement.  He then said 'if' he can find somewhere on the 6th of October etc then he will get it sorted.  

    So things aren't exactly concrete at the moment. 
    I know this is hard but if you want concrete, is up to you to lay the foundations.

    He isn't taking your eviction seriously.

    Lodger, in light of last night's discussion I'm no longer happy to extend the notice period and on 1st of October I'm changing the locks. Best of luck, don't let the door hit you on the *rse.
    I can't help but feel bad.  He technically didn't give me any written messages yesterday.  Which is making me feel like the *rse because I know he's leaving things badly in his own court.  I've been the only one to leave any written notice so far which I'm pretty sure parks me legally ahead of him and I really don't want to take advantage.  I think I'll give him, written notice for two weeks.  However changing the locks is going to be awkward as his work routine is sporadic.  He'll have a Friday off and then he'll have a Monday off.  His work routine doesn't make sense and hasn't for a long time.  Trying to organise a time to get a locksmith in is going to be hard and I have no past experience of changing locks. 
    Changing locks, especially on upvc type doors, can be as simple as undoing one screw.

    Have a look on YouTube on how to measure for new barrels, and how to change door locks. Mine are very easy to DIY.

    If your locks are euro cylinders it's simply a case of undoing one screw, sliding out the mechanism and sliding the new one in. Buy the new one from lock and key dot com. There's a million videos on YouTube on how to measure what you need to get the right one, and how to fit it. Fitting it will literally take you the time it takes to undo one screw and then screw it back in. You don't need a locksmith or anyone to "source" this for you. 
  • Honestly they’re easy to change, even I’ve done it and not at all an expert or diy type! Do you have someone who’d help you with it? And if that someone is a strong sort, could they ‘come round for coffee’ on 1st Oct?
