They were very happy with the flat the way it is.
Tenancy only 6 months to begin with and 3 months rent paid.
Hopefully they are good otherwise s21 can start by month 4.0 -
I think you can assume your new tenant won't be doing significant 'work' on your house
But to finish off that boxing-in, if they wanted to, would be a half-hour breeze for them, or any DIYer. A bit of reinforced corner tape and a small pot of ready-mixed filler to feather it in. And a bead of caulk along the wall and ceiling joints. And if they'd want to do this - and who wouldn't - there would be infinitesimal risk to you
As you say, tho', there is no other reason for them to touch the house. I wouldn't be inclined to make 'do not touch' any more clear to him being a builder than to anyone else - it would be a bit presumptuous! Tenants should know what they are and are not allowed to do, and their ASTs should also make that clear.1 -
