    Oops they should just leave things how they are.

    They were very happy with the flat the way it is.

    Tenancy only 6 months to begin with and 3 months rent paid.

    Hopefully they are good otherwise s21 can start by month 4.

    I think you can assume your new tenant won't be doing significant 'work' on your house :smile:

    But to finish off that boxing-in, if they wanted to, would be a half-hour breeze for them, or any DIYer. A bit of reinforced corner tape and a small pot of ready-mixed filler to feather it in. And a bead of caulk along the wall and ceiling joints. And if they'd want to do this - and who wouldn't - there would be infinitesimal risk to you

    As you say, tho', there is no other reason for them to touch the house. I wouldn't be inclined to make 'do not touch' any more clear to him being a builder than to anyone else - it would be a bit presumptuous! Tenants should know what they are and are not allowed to do, and their ASTs should also make that clear.

    In the case of Miss Gardeningmonster, when she moved in, the yard was just a plot of dirt with nothing growing in it. Over the 7 years she was renting, she planted the garden up to make it look nice. The Landlord thought he could pull a fast one by selling the property complete with the nice garden. Miss Gardeningmonster moved out, and as per the terms of the contract, left the garden in the same condition as when she first moved in. LL lost several potential buyers and had to reduce the asking price.
    Her courage will change the world.
