Just reference them very well and do not settle for someone who fails or you have reservations about and your chances are good 👍Zoe02 said:

Nice colour.
Yes, if you have a plaster still working there, they'll be able to make up suitable boxing for you, and finish it off perfectly.
Hopefully get a decent tenant.
Soent more than budget.
I always met my tenants and I tell you what, it helped rule some people out the moment they walked in by the stupid questions they asked or just how they acted.
I had about 3 decent ones and one iffy (my first one so was learning), but generally they were okay - I had seen the worst possible as I worked in deposit returns at a letting agent... Trust me, you do see it all.1 -

I have gotten 2 tenants from Openrent and so far so good.
The bad experience i have had previously were a council selected tenant and a R2R company.
Will be very selective with this one.
Max people is 2

Cuts corners, just wants to be paid.
Won't be using again glad it's all done now.
The tenant is a builder, can make it better if he pleases.1 -
be very careful with that, I've allowed tenants to do work in the past and it has come back to bite in the end. in short, due to the fact that they have no repercussions they can, and will, cut corners which means, after they have moved out, you realise what they've done is an absolute load of rubbish and it actually costs me money to put right again. I've now got a specific part in my tenancy agreement relating to this, basically no work unless carried out by a professional and pre approved by the landlord. I'd rather pay myself for work they want done rather than letting them "have a go" and then me have to put it right when they move outZoe02 said:

A cautionary tale if you decide to allow the new tenant to do "stuff" - https://www.boredpanda.com/landlords-furious-tenant-takes-her-own-garden/
Any language construct that forces such insanity in this case should be abandoned without regrets. –

Treasure the moments that you have. Savour them for as long as you can for they will never come back again.1 -
Good point, will inspect regularly.FFHillbilly said:

Did they ask for permission before doing the works, the whole flat has just been done so no more works for now.0
