What do people use to cover the ducting for cooker hood

    Just reference them very well and do not settle for someone who fails or you have reservations about and your chances are good 👍
    I always met my tenants and I tell you what, it helped rule some people out the moment they walked in by the stupid questions they asked or just how they acted. 
    I had about 3 decent ones and one iffy (my first one so was learning), but generally they were okay - I had seen the worst possible as I worked in deposit returns at a letting agent... Trust me, you do see it all.

    You are right. 

    I have gotten 2 tenants from Openrent and so far so good. 

    The bad experience i have had previously were a council selected tenant and a R2R company.

    Will be very selective with this one.

    Terrible builder used 

    Cuts corners, just wants to be paid. 

    Won't be using again glad it's all done now. 

    The tenant is a builder, can make it better if he pleases.

    be very careful with that, I've allowed tenants to do work in the past and it has come back to bite in the end. in short, due to the fact that they have no repercussions they can, and will,  cut corners which means, after they have moved out, you realise what they've done is an absolute load of rubbish and it actually costs me money to put right again. I've now got a specific part in my tenancy agreement relating to this, basically no work unless carried out by a professional and pre approved by the landlord. I'd rather pay myself for work they want done rather than letting them "have a go" and then me have to put it right when they move out

    Good point, will inspect regularly.

    Did they ask for permission before doing the works, the whole flat has just been done so no more works for now.
