New builds. Do you really need three toilets in a 2 bed mid/semi?

    We were never bothered about an en suite until we bought this house. Wouldn't be without one now.

    The walls are sound insulated so there really isn't any noise from the bedroom to bathroom and the extraction fans mean there are zero smells. 

    We have guests stay over now with no bother at all. They have their own bathroom and we have ours plus a downstairs loo for convenience. 

    Overkill probably but  you can never have enough loos. Until cleaning day 🤣🤣🤣

    Not sure whether the plans or the build are wrong. The plan shows the doors of both bathrooms opening into the bathroom, which makes sense to me. 

    But they've been installed opening into the bedroom, taking up space, and potentially banging into furniture etc.

    Thats a jack and Gill bathroom.

    Always need a downstairs toilet for so many reasons but no need for an ensuite in a 2 bed house unless it's a massive property and it has plenty of space for it, which we know new builds do not have.

    Our 3 bed new build is much bigger than most earlier built 3 beds. 
    Maybe, but the only 2 bed new builds I have seen which are not boxes are from bespoke builders and even then they are not big enough to warrant an ensuite. It's common knowledge that every inch of space is crammed with houses on new large estates. 
    Your house is probably the exception rather than the rule.

    My cousin has a house like this and has just taken the en-suite out and changed it to a walk in wardrobe. Suits her as she’ll live in it for many years. Saves on cleaning and water costs

    Old git anecdote warning: 30 years ago I had a house with extra outside loo and wash-house.  It was fab for occasions where builders were working at the house. They could plug a kettle in the wash house to  rew their own tea and use the outside loo without traipsing through the house. Worked well for BBQs too or the kids playing outside when they were little.
    I'd  still prefer a downstairs loo inside the ground floor but an outside one has its uses.  I'm with Rowan, one can never have too many loos!  :)

    Downstairs loo is ideal when you have children running and out to use the toilet.  It saves them trailing muck upstairs.

    My last two house had a toilet in the garage which was handy   when needing the loo while woking  outside and appreciated by the workmen working on our garage.
