New builds. Do you really need three toilets in a 2 bed mid/semi?

I am seeing a LOT of new builds (two beds I might add) with an upstairs loo, one ensuite and a downstairs cloakroom. These houses are already small small small. Why gobble up even more space with toilets, explain the thinking and logic to me. Seems to be a brain dead new build developer thing. I grew up in a family of four with one family bathroom and no problem? Now even the smallest boxes need upteen toilets. Case point - https://www.rightmove.co.uk/properties/127604960#/?channel=RES_NEW

In case you need to have lodgers, you don’t need to share toilets with them. We have two shower rooms and one bathroom, though we do have a four bedroom house. Very handy when the family came to visit, bedrooms at full capacity and most came down with sickness bug.0

The downstairs bog is a compulsory requirement of building regs (for accessibility reasons). So assuming you want a bathroom upstairs too, that's you up to two as a minimum.11

Got a four-bed house with four bedrooms.
Got a bathroom and a shower room.
That's all you need. Better if we had that Japanese rule about have separate toilets from shower/bathrooms.
I agree this trend is bonkers waste of space especially considering how this country has smaller livng spaces in houses compared with the more densely-populated Netherlands.There is no honour to be had in not knowing a thing that can be known - Danny Baker1 -
I see it myself, even flats with an en-suite and a separate bathroom, that’s madness. No space as it is, but room for two bathrooms. Eh?The two bed linked above, however, I wouldn’t mind that. The house doesn’t need two en-suites, but since it has it, fair enough. Could be, it’s one of those things you didn’t need but find it handy all the same. Ideal for guests. That house might not appeal to yourself, but others will love it because of those en-suites.2

Seems to be the trend on new build estates for the last 20 years or so to have at least one en-suite.
We rented a 4 bed a while back with a huge master bedroom with ensuite which then had a tiny 4th room and main bathroom, the layout was really compromised so they could fit in a huge master bedroom.
Extra shower rooms can be useful in family homes but i agree small flats/2 beds the space could be used in much better ways1 -
Well I like it. Each bedroom with an ensuite and then a toilet downstairs. Yep, that's for me. I like those houses altogether.
And I grew up with five of us in a three bedroomed property with one downstairs toilet and an upstairs bathroom. (we lived with my gran) until I left at 21. Never bothered me at all then.
But I'd love to have an ensuite for each bedroom now - and there's only my daughter and me in a two bed flat. This is the first place we've lived in for a long time with only one bathroom. Builders generally are not stupid they build what people want.
Looks good to me for a young family or the rent the room to a lodger option.
Just because one person used to have one bathroom for a 4 bedroom house or a toilet outside does not mean that's how it should be forever.7 -
I'm really not a fan of en suites. I don't want to be lying in bed trying to sleep listening to someone using the toilet through a thin cardboard door.
I think its one of those things where people have been told they need to have them, so they think they do, and then the builders build new builds to sell to them. The same with 'open plan living' which generally is a pain
I can see the benefit of having a seperate downstairs toilet ( my last house had one ) but as I hate cleaning, if I had multiple bathrooms I think I would just nail a couple of them shut.4 -
I reckon with new builds its to try and give some sort of wow factor for the sort of people who are impressed by things like that. ( They normally only buy new builds if they are described as being on an 'executive estate' )
'Oooh look its got an en suite !'
'Wow it has LED lights under the bottom kitchen units that useleslly illuminate a small strip of the floor'
'Look, the toilet and sink are mounted to the wall and floating, it's like magic !'

dont have to go upstairs if you need the bathroom when you get home / are downstairs
If you have visitors stay each have own bathroom
