New builds. Do you really need three toilets in a 2 bed mid/semi?

    Builders build what sells. 

    It used ot be that the toilet was at the bottom of the garden and you had a bath in fornt of the fire.

    Then the toilet was moved indoors a, usually added on to the kitchen , and if you were lucky you had a bath as well.

    then the bathroom was downstairs and you out a shower over the bath.

    Then the bathroom was moved upstairs.

    Then it is an ensuite as well as a family bathroom  and maybe a toilet downstairs.

    Now an  ensuite a family bathroom   and a toilet downstairs.

    It is called progress.

    When I had a knee replacement 10 years ago we lived in a 3 bedroomed house with one bathroom.  Going upstairs to use the loo was a nightmare using crutches.  We moved into a house on a farm on the edge of Dartmoor.  It had 3 reception rooms, 4 bedrooms, 2 en-suites, a large bathroom and a downstairs cloakroom.   :D. Bit of overkill but the landlord wanted a very low rent.

    Do you need three - no, but as pointed out in a new build one there are accessibility requirements. But it isn't just about need. Do people want that many - some yes and some no as demonstrated by this thread.  And perhaps older houses are less likely to have so many, so builders figure they can sell for more to the people who have fewer other options to get what they want.

    Would depend on the state of the occupants (note "pants" ) waterworks and guts.....

    As you point out in a small 2 bed house why 2 bathrooms upstairs as well as the downstairs WC and basin.
    However if you bought that house and wanted to rent out the " spare ensuite bedroom " for say £625 a month (£7500 a year ) 
    You could do this Tax free under the Rent a room scheme.
    Horses for courses.
    Some people might love this.
    As someone who visits lots of older properties with older owners/tenants the lack of a downstairs shower room with WC, basin and wet room features is a Massive disadvantage to easy living in later life

    Such hard work using the stiars to use the toilet, surprised people are buying houses wirth stairs.

    If you are a wheelchair user or, as one of my friends did, break your ankle a few days before coming to stay over for a week then yes it is hard work having to climb stairs to spend a penny!
    It seems some people here would hate my house; three downstairs loos, every bedroom has an ensuite and the master bedroom actually has two en-suites, his and hers! :D

    Yeah, but is yours a two bed?

    To OP - I agree with you - that is a crazy waste of floor space in a tiny box like two bed. I would never look at those types of homes

    In that 2 bed example why not make each a bedroom with bathroom en suite.  Visitors can use the downstairs loo?
    I love the staging! I enjoy a breakfast in bed tray with a loo view!
