We served Section 21 in Dec 2021, followed by Section 8 after no rent for 2 months. Then court case postponed as tenant claimed to have Covid on day. Urgent case took 5 months to go back to court, when a Mandatory Possession order was granted in Dec 2022. This was ignored. Weeks to get baliff appointment, who didn’t enter due to no dog handler, back to court and !!!!!! up on paperwork by court so baliffs didn’t attend. Tenants applied for breathing space, we appealed and finally got possesion last week. Breathing space for house and debt separated. I believe if lump sum is paid under Section 8 (and they received benefits for rent and many others) the process would have to begin again.6
