What a lovely post and great little reminder that could be easily overlooked.
Anyone thinking of becoming a LL or is one, if you wish, read my previous post on how to avoid, mitigate

We can’t get a meter reading. It looks like some sort of daily meter has been added to electric meter. Even the neighbour, who is an electrician of 30 years experience can’t seem to work it out.0

It sounds rather like it is not only you who might be owed money doesn't it!
In any event - contact the energy supplier(s) and water supplier if there is metered water immediately to let them know you have now taken possession. You don't want them trying to pin earlier use on you!🎉 MORTGAGE FREE (First time!) 30/09/2016 🎉 And now we go again…New mortgage taken 01/09/23 🏡

The meter says to be a smart meter of some sort with auto readings , thanks to help of different electrician . Apparently our case has already generated 3 ccs against all defendants.Heard yesterday that former landlady won her case ( 4 years later) and judgements of £40,000 for arrears and damages. Obviously tenants have no assets but will go to guarantor. As previously stated our estate agents didn’t complete paperwork correctly. We have to give tenants option to collect their stuff and breathing space still questioning our solicitor(although debt and possession separated by court order) so we taking a break. No doubt there will claim we have damaged their stuff (settee, table, mattresses and bed frame various bags of dog toys and dog beds). Even cleaning company shuddered at mattress they have been sleep on !4

There will be people on here that know much better than I, but if the estate agent failed to complete the paperwork for the guarantor properly then wouldn't they be liable?

It's possible the EA would agree an amount of compensation as 'good will' for any mistake they made.I'm not an early bird or a night owl; I’m some form of permanently exhausted pigeon.0 -
Daily meter? Do you mean that PPM's have been fitted? Very likely if they've been defaulting on their utility bills.
You must take readings and register a new account, otherwise you will be paying off any debt on the meter. No free lunch, and no free laptop0 -
If you haven't already, you can check online who the supplier for the property is. They're the people you need to contact to let them know you have regained possession.
Even if you're not sure how to read the meter, take pictures of them both and you can send them to the supplier (who should be able to tell you what's going on and set up a fresh account for you).

I cant see this explained?
