We have possession!!! Very stressful day, literally watching the clock . The baliffs should have attended at 12.30 but finally arrived at 3.15 as the previous eviction kicked off. Constant phone calls and being told on their way, 20 mins etc.
The locksmith is actually a window and door doctor so easier to take window out apparently. Dog handler found no animals on site and obviously we had to pay extra to keep on site.
The house, well, what can I say? How people can live in such utter filth is beyond me. Lots of tears, even my brother in law broke down at one point. All carpets need ripping up, I don’t think the have been hoover in last 3 years. Stains, chewing gum , rubbish everywhere. It will need redecorating throughout. Curtains. cut to 2 foot. Oven and kitchen simply disgusting. Utterly heartbreaking . Yo think my 80 year old parents keep it pristine and to see in this state is devastating.
My two nieces went in before us. (You need to film on one continuous film which no comments) One filmed, other took photos. They warned us about upstairs being bad but we had a shock. It looks like some sort of fire has happen in one of the bedroom, with black walls and paper hanging from ceiling. Curtains cut here too.
Bathroom floor soaking and ceiling in dining room hanging. We had hall and banister painted before these tenants and looks like sandpapered off in several places.I will point out now we have possession, we weren’t able to get contents insurance due to court case as insurance suspected damage would happen.
ive arrange for estimate from deep cleaning company tomorrow to clear there rubbish. We can’t touch for 7 days as they have right to collect there things left behind, although I don’t think anything worth collecting. Table stained, settee filthy, 2 broken beds, various dog toys, quilts , frying pans, a hoover , loads of rubbish. Ironically lots of cleaning products under sink.I think we need to clear it before we can make any decisions re what we need to do before putting on market. Lots of thoughts of can’t market as is and parents would have had more pride verses how much will it cost to put right. Need to see past crap in there really. A good nights sleep and fresh eyes tomorrow

By quick guess I’d say £14,000 rent arrears and I’d estimate £15,000 solicitors fees. Please, please get insurance, check and double check references, even with guarantor. Section 21 is set to end soon so bear that in mind too. I’m also aware there are both good and bad landlords and tenants and I can only speak of these particular tenants.58 -

You absolutely need to decompress and let it all sink in.Once you’re ready to move on, maybe think about the bare minimum needed to get people through the door when you do sell. Hard though it is, try to put your parents pride on one side. It’s best for them now for you to just get what you can without spending money on the property that you won’t get back.Skip, everything out, and take it from there.All shall be well, and all shall be well, and all manner of things shall be well.

Thank you for the update Jill, the main point is that you have the property back. The rest can wait a while, until you feel ready and able to deal with it.
Hire a skip and chuck everything into it, then tackle the redecoration on a need to basis. I imagine you'll need someone to look at the wet bathroom floor first to see what has caused that, before tackling that. Perhaps a decorator to fill in holes in the walls, repair plaster and paint the entire property in white/magnolia, sand and paint/varnish the stair banister, then a new basic carpet throughout. No need for curtains, perhaps just keep the curtain poles if they are decent enough condition.
Must be heartbreaking, but you've achieved so much today. Give yourself a pat on the back and a big family hug. It's nearly over, thank goodness.5 -

Sorry but I have to say this in order to save others from T's like this and there are others as seen on tv, press and I've seen people live in dustbin like conditons via my work when I worked
NB: All LL's, it may appear the cheaper route to find T's for yourself and manage and it nigh impossible to judge a book by its cover, so = Get a binding, proper AST, get LA good A to manage it and get legal cover, rental cover as well as contents cover
If things go wrong, at the very least you'd be covered for legals and they ie the LA's the good ones will attend court etc. Chek what the LA 'full management' T&C's are
I feel for the OP and I do honestly feel that everything is stacked up against the LL's.
Sorry for the above info OP but no one here wants to see another human suffer like you and the family and be 50k out of pocket through nno fault of your own plus the masses of stress.
