    I've been both a landlord and a tenant. I've never had a bad tenant, or a bad landlord, and I always left places absolutely pristine as that's how I like to be remembered.

    Good luck going forwards. You need a good night's sleep - try getting your 8 hours at least.

    Great news, I'm so pleased it's finally come together  :)  With the house back in your possession you can step back now and get your head back together. I'm sorry you've got the damage to deal with now as well, but at least it's properly yours again (itms). 

    I'd echo what @anselld says. At least if a CCJ is against her it might be enough of a warning for the next landlord, then she'd feel the consequences of her actions. I wouldn't bank on getting any money back but sometimes it's the principle.
    I'm unsure about my spine, I think it's holding me back.

    I can only echo what others have said - yes there is still a way to go - but the horrible tenants are finally out and that is a result!

    It would be a long shot to expect any money to be recovered but these people should not get away scot-free.
    Since the daughter is 21 and was also named on the contract, I think CCJ should be against all three of them: the guarantor, the main tenant, and her daughter.

    Jill, take this week off to recover, before you get the deep cleaner's in.  Although it might be worth getting a plumber to check the bathroom, or just turn the water off this week?

    Longer term, remember that even the cleaning costs etc can be added to the costs in the CCJ.

    I am glad you finally got these awful people out! I wish you all the best in pursuing the debt from them and making their life a living hell until they have paid every penny owed, including covering the cost of all the damage they have caused.

    So relieved to check in here this morning and see the news - I imagine as upsetting as the state of the place was you very possibly had your first decent night's sleep in a while last night! 

    Echoing the calls to suggest you follow through to a CCJ against all relevant parties - you may as well at least take the opportunity legally available to you to make their lives a little more difficult. Having said that, only you know if you will now find that this increases stress all over again - and realistically it might not get  much of a resolution either of course. If the right path for you now is just to get the house sorted, put a lid on the whole chapter and move on then there would be absolutely no shade on you for taking that route. 

    Take the week you have now before you can start clearing to relax a little, regroup and start planning the next steps - don't underestimate how stressful this has all been and expect the stress to just drain away now it is at least mostly resolved either - treat yourselves kindly for a while!

  • I’m so glad that you’ve got possession.  Yes, it’s a tip, and there’s damage, but it’s standing.  A few skips and a deep clean and it will be so different.

    FWIW our first bought house was a repossession.  While it wasn’t as bad as it could have been, we had 10 tonnes of gravel in the back garden, and, rather than clearing up after their dogs, they just added another bag, slitting the lining.  We also had some racist and sexist graffiti on the walls, the politest of which was “we conceived our first daughter here. Hope you do the same” - and very graphic descriptions of how.  It took time, but it ended up being a lovely home for several years.
