    If you can buy the house it will get you on the housing ladder and that will give you a roof over your head until you are in a position to buy something where you would rather be with a better garden and a drive.  Good luck.
  • Definitely second this, if it gets you to where you want to go then why not? What do they normally sell for round there?

  • Have you considered a financial advisor? They can usually give good advice, their fees can vary though

    Evening all,

    so, myself and OH have been speaking and I think we’re going to speak with the Landlord and see when he’s going to think about selling the place and if he would accept an offer of around 75/77K. 

    OH is on board with saving, he’s already gone through his wardrobe of clothes and thrown a lot of stuff at me to sell on Vinted. He’s also told me that he doesn’t want anything for his birthday in February and if I do buy him anything it’s going to be less than £10. Also he told me no more takeaways unless we get a voucher or a really good deal. 

    We worked out that I’m going to be the one to get a mortgage easier than him as he’s self employed and they look accounts for the last few years whereas with employed they don’t go that far back. So we’re gonna see how much I could get alone.

    so going forward, it’s saving saving saving! We went a 20% deposit so if we offer 75k, 20% being £15000 so £7500 each! Which is doable if the landlord isn’t looking to sell asap. 

    If anything the Landlord mentioning about selling it’s give myself a kick up the bum!!

    Looking at a mortgage alone will have other disadvantages - firstly I assume your credit history won't be quite as squeaky clean as it might be at this stage? Also, some lenders will be twitchy about your OH NOT being on the deeds whilst living there - and that is something for you to be aware of too - if the mortgage is in your name only, then so will be property almost certainly have to be - would OH be entirely happy with that? There are other factors too - but those are probably the things to be most aware of. It's also worth remembering that even if he's had shaky months earnings wise - as long as you can comfortably afford the payments from your earnings alone, that shouldn't be considered too much of an issue.

    I'd definitely agree that you ought to speak with a broker for advice.

    Agreed, I will look into mortgage advisors etc. He's the one who suggested putting it in my name alone but I'm going to speak to an advisor and see what they suggest.
