Just wondering (sort of playing devils advocate) but if you are mostly living alone do you really need an en suite. Don't get me wrong it would be a really nice to have thing but I wonder if downstairs "facilities" may be more important.

There is a downstairs loo - it just is a bit dated but does the job from what I could see. Having had an ensuite - I don't want to do without. I think it is likely to be a future deal breaker for others too so it would be best to see if I could resolve it from the beginning. I could potentially make the footprint even smaller if I did a pocket door - as they'd have to build a new structure for it anyway inside the room.

No seriously, just don’t buy things. 99% of our success with our savings rate is attributed to the fact that we don’t buy things... You can and should take advantage of discounts.... But at the end of the day, the only way to truly save money is to not buy stuff. Money doesn’t walk out of your wallet on its own accord.

Thanks Jwil - if there was any way for you to put a downstairs toilet in I would as it is something buyers often prioritise.
I could tell the schools had gone back today. I live really close to a high school - and the volume of noise including screaming and shouting today was really bad - as I'd had my windows open due to last night's heat. I'll be glad to leave that behind too.
I just pray that I am one of the lucky ones that things go smoothly for - that the FTB for my house pass all their checks, don't quibble after survey etc - and that I get a house I love for the long term and that the sellers don't pull out etc. I have one of those minds that constantly scans for danger and risks - slight paranoia style - so the whole process is difficult. The views from the Saturday house are stunning. I've just found a nearby post office and general store relatively close to the house on maps - so that looks useful. I already know it has big supermarkets including Ald1 within a couple of miles. It has the HnB and pretty sure BnM too. I get most of my stuff delivered anyway.
I'm hopefully going to try the short acting meds later tomorrow to see if they give me a boost. The effect of my current meds fades late afternoon - and then I feel a bit shakey - so it will be interesting to see if the extra med overcomes that issue. He said try a half dose of that to start. The last house we owned had a really poorly done, DIY utility in the porch. When we started to clear it out to look at putting a downstairs loo in and set it up properly, the neighbours told us that the first thing the previous people had down was take the downstairs loo out! 😳🤷♀️ When we lifted the floor we could see where the waste had been filled in and where the old partition wall had been. Saved us a load of work at least having the waste in place 😉

Interesting reading all the moving chat here now! When we first started looking a number of folk said that when we found "the house", we'd know when we walked in through the door - and I nodded and smiled, and then thought "Yeah, in fairy tales maybe!". Then we found the listing for the place we've bought - and I knew instantly in a heartbeat that it was my house. When we viewed I was dreading there being something that wasn't shown in the listing which for whatever reason made it impractical - but again, the moment we stepped in the door it just felt absolutely right. We walked away from that viewing almost having to hold our breath because we didn't want to be too clearly and obviously excited by it in front of the selling agent - and the very second she had driven away we immediately started saying how we had to get it, and discussing what our offer should be etc.
I'm with those who wouldn't want an ensuite - although ironically enough I can see how it might be more appealing to someone living alone. I'd just be conscious when I got up in the night for the loo of being more likely to wake MrEH so it's not for me - and the last thing I'd want anyway would be a whole additional bathroom to clean - the one I have is plenty!I do rather love the downstairs loo though, I confess!

@EssexHebridean, when we went to view our first house I *knew*, literally as we were stepping through the front door, that we would be living there. It helped when we started having nonsense with the vendors delaying the exchange by six weeks as they changed their minds about going into rented and started looking for something to buy, but without actually telling us …! 🙄
When we came here, the lady selling showed us round and I had a ‘klaxon-loud’ voice in my head going; “What’s *that* woman doing in my house!!” Utterly surreal and I had to try quite hard to not voice it! 😂 We knew immediately that we wanted it and offered at the end of the viewing - the vendor promptly burst into tears!KKAs at 15.08.25:
