Buyer wants to come around tomorrow when completion is 25/11

Depends on how much stuff you have I guess. We packed about 60% of our stuff a month before we completed, its strange how much stuff you have that you could easily do without for a few months!SpanishBlue said:Brie said:
Great time to do some decluttering too. We started packing a few months before as we knew (well, I knew) that we had a lot of junk that we weren't going to want in the new place including about 3 times the books we would have space for.SpanishBlue said:ironlady2022 said:My house is a mess, and I will be properly packing up this weekend.
You are taking a risk packing before you exchange contracts.De-cluttering yes, but packing before exchanging contracts is a risk.Personally I wouldn't do it as if nothing else, it feels like you are tempting fate at a time you are already anxious.
I wasn't paying thousands for a moving company as I am tight so getting most of it packed up well in advance meant I had much less to do come completion.
Each to their own.
Our buyers viewed once when they offered, then again a week later and then it took 6 months to complete.
We have a 2 year old and a dog which barks at people she doesn't know so we needed a bit of notice for a visit but I would have been more than happy to let them visit with the EA whilst we went out for an hour.1 -
I would agree. But it seems that some don't have a problem with doing so, and some would prefer it.SpanishBlue said:1616six said:SpanishBlue said:ironlady2022 said:My house is a mess, and I will be properly packing up this weekend.

Also what about the fairly large number of people that exchange and complete on the same day?The number of people who exchange and complete on the same day is relatively very small. For good reason!
But what happens if a sale falls through the night before? The seller finds themselves in a home where EVERYTHING is packed away. Has anyone heard of anyone having to unpack everything ?Gather ye rosebuds while ye may0 -
Hopefully, you’ll have sorted most of your packing by then. The last thing you need is your buyers falling over stuff and breaking their necks.ironlady2022 said:I've changed things around and offered 2pm
By the way, have you taken on board the advice to check out your purchase immediately before exchanging contracts?
No reliance should be placed on the above! Absolutely none, do you hear?1 -
I can imagine it was close to that during covid. We exchanged and completed on the same day for both the buying and selling.SpanishBlue said:1616six said:
It’s more than you’d think, our friend is a conveyancer and said it happens semi regular.SpanishBlue said:1616six said:SpanishBlue said:ironlady2022 said:My house is a mess, and I will be properly packing up this weekend.

Regardless, they say as a rule of thumb the exchange is a week or two before completion. I’d put money on the fact the majority of people would start packing at least bits and pieces more than 2 weeks before they move house. I’d be stressed to the max if I had to pack our 3 bed house up and be ready to move in under 2 weeks whilst working a full time job.I’m going to say you’re probably one of the few that think starting to pack prior to exchange is a risky idea!It would be interesting to know what percentage of people do exchange and complete at the same time. If anyone knows please shout, but I would guess over 90% don't.I never have and never will pack before exchanging contracts. (I know of several people over the years where the sale has fallen through at the last minute).I will organize and write a list etc, but actually pack, nope, never done that till after exchanging contracts.

Do let them come round. They’ve already exchange and would lose the deposit if they back out. It will help them a lot. I would let them1

They came around in the end but not exchanging till next week now.0

Some do and it works but not for me, not the same day unless we were loadedbabyblade41 said:I would never entertain exchange & complete on the same day, I always have 2 weeks in-between.
I de clutter before selling so not too hard to keep tidy on viewings
Many years ago in my haste I decided to start packing before exchange around this time of year, hit an unexpected snag just before exchange so spent xmas living out of boxes...never again
I find packing after exchange is exciting rather than stressful as you know pretty much the next time you see your precious items is when they are in their new home

I've been packing everything I dont 'need' slowly for a few weeks. 35 boxes later and many delays and the only thing I've pulled out is a blanket, as I was hoping to be moved by winter.
It's amazing how little we really "need"...Less stuff, more life, love, laughter and cats!
Even if I'm on the shopping threads, it doesn't mean I'm buying! Sometimes it's good to just look and then hit the CLOSE button!3 -
Same! We had an afternoon of packing today, got absolutely loads done both spare bedrooms are completely boxed up now, all that’s not packed in them is my work PC, the wardrobes and the dogs crates! We have 3 garden sheds to clear next weekend but apart from that it’s really just clothes and the kitchen to do. We are due to exchange by the end of Nov and complete 8th Dec.juliebunny said:I've been packing everything I dont 'need' slowly for a few weeks. 35 boxes later and many delays and the only thing I've pulled out is a blanket, as I was hoping to be moved by winter.

If it all goes pear shaped then we’ll just unpack if there’s something we need, other than that it’s been great to have a proper clear out!2 -
Same here - hoping to exchange this week or next. I've been gradually packing for a couple of weeks now. Spare bedroom and dining room look like a warehouse but that doesn't bother me. Haven't yet had to unpack anything that we've unexpectedly needed, but even if we did that would be one box (all labelled) so it wouldn't be a big deal. I'd rather have most things packed than leave everything to the last minute on the off-chance that I will accidentally pack something I can't live without! I am also trying to use up store-cupoboard food and things from the freezer so there will be less to move - it is leading to some interesting combinations for tea but actually quite fun!2
