Buyer wants to come around tomorrow when completion is 25/11

Hi,
Completion of 25/11 (Fri) agreed today.
Just got message from my EA, saying buyer got updated fixtures and fittings and wishes to come around 9-3pm tomorrow. I am actually out tomorrow all day and kindly declined and replied to say I'm happy to take any questions on email.
Do you think I should allow her to come in, it is ridiculous. My house is a mess, and I will be properly packing up this weekend.

What is she coming for? We visited our house prior to completion in order to measure up for new sofas which the vendors were happy to accommodate. Difference being we said an exact time which suited them. Asking to come between 9-3 is a bit much."a workman, even of the lowest and poorest order, if he is frugal and industrious, may enjoy a greater share of the necessaries and conveniences of life than it is possible for any savage to acquire."0

‘Ridiculous’ is probably a bit much, it’s fairly normal for a buyer to request to view near completion to measure up etc.
You of course can decline though.6 -
She wants to check what I'm leaving behind I think. I've offered photos.
She has been to see house in April, then end of June when my Buyer dropped out and then mid Oct.

I'd be as cooperative as possible. Buyer probably wants a final check that everything is as expected and you're not ripping the kitchen out. Arrange a time to suit you rather than rebuff them with an "email only" comment.Signature on holiday for two weeks10

I would be ending over backwards to keep your buyers happy, why won’t you allow then to view? Also, is completion on a Friday wise?3

I'm not sure there is any need to keep them happy now, since I assume contracts are exchanged.
But it would be the nice thing to do since they're now 100% commited. But I would probably narrow the time down.

Contracts have not been exchanged (likely to happen next week), date only agreed today.0

If you're still discussing fixtures etc, then sounds like not quite exchanged, and the 25th date is provisionally agreed?ironlady2022 said:Hi,
Completion of 25/11 (Fri) agreed today. - what do you mean by agreed? Contracts exchanged?
Just got message from my EA, saying buyer got updated fixtures and fittings and wishes to come around 9-3pm tomorrow. - what did they say as the purpose of the visit? eg final pre-exchange viewing / to measure up / discuss etc
I am actually out tomorrow all day and kindly declined and replied to say I'm happy to take any questions on email. - well might not be answerable via email..
Do you think I should allow her to come in, it is ridiculous. - why?
My house is a mess, and I will be properly packing up this weekend. - they're already a way into the purchase, so you don't have to tidy up for the visit, if that's the issue.
Its common to have a final pre-exchange viewing as the buyer is agreeing to buy the property in THAT condition. Not ridiculous at all, and I'd pull out if this was refused, as it would look like something to hide.
If there's just been a change to the fixtures & fittings, they might want to view to see if eg the curtains are worth the amount you're charging if you're selling them, or measure up if you're now not leaving carpet, or if the washing machine you now are leaving will conk out immediately. While you don't have to allow this, its not unusual or unreasonable. Also if not exchanged, its in your interest to keep things sweet.6 -
Well her solicitor may well have advised that she view the house again before exchange; quite normal. Just to make sure it's not been trashed and the roof is still on.
If you are out, just say it's short notice to change prior arrangements but offer another time, making it clear you will be packing. If you've have not made a mistake, you've made nothing5
