Hi buy to let mortgage criteria are different to those for a residential mortgage. One I know of did it based on rental income only (no reference to borrowers own income). I'd suggest you ask a mortgage broker. Good luck on your journey V x2

The forthcoming inheritance is a nice thing to have Emma. I would never tell you what to do but I think getting involved in buying a place to rent out would be more trouble than it’s worth, especially with everything else you have going on. You certainly could make a nice dent in your outstanding debt with some of it.

Sorry that there is a cloud over the inheritance adding to your grief.
I would be wary of going gung-ho with the money into another property - without having a decent emergency fund & preferably debts cleared. Could you put it away safely for now while you ponder what to do with it? You sound impulsive and while I can understand not wanting to use it to clear debt and wanting if for something more positive instead - It would be good to know the money is safe somewhere and not at risk.Achieve FIRE/Mortgage Neutrality in 2030

Why not put the husband thing another way. Your sisters "settled" for the first person they met. Doesn't sound quite so impressive does it? Some of us are better off without an other half as a permanent fixture.

Your family have quite a knack, intentionally or otherwise, of putting you down Emma. Just because you ended up in a very bad marriage doesn’t make them any better than you, and shouldn’t make you feel rubbish. I just did a quick count up of my siblings and cousins and over half of their marriages didn’t last. I think no better or worse of any of them because of it.
