Still no buyer for my home

    I assume that people looking in the area will be familiar with the style of house. They all seem to be much the same, with pedestrian access at the front, and car access at the bottom of the gardens. It seems a good arrangement, but the op should definitely mention off road parking as a feature. Or, off road parking potential, if it needs a spot of work to make it.

    On the whole, I think that buyers know what they are getting, and the difference in price is down to different levels of finish. This particular house is towards the bottom end of the scale of finishes. Plus, it’s empty, and costing the op money. So, it’s obvious that the price needs to be the lower than the others, but that’s not what the op wants to hear.

    No reliance should be placed on the above! Absolutely none, do you hear?

    I really don’t know whether people are swayed by presentation all that much, if they are looking at practically identical houses? 

    I like the OP’s house, and I would definitely be interested if I were looking for something like that. The op has had a few viewings, so other people agree. They have not been put off viewing by the mediocre listing on rightmove. But, they have been put off making an offer.

    Too much furniture in every room. If you've moved in with your partner presumably this furniture is going to have to be moved on at some point, may as well do it now.

    If offers over 140 isn't bringing offers in, I'm darned if I know why you think a fixed price of 145 will work.

    I was glad I didn't sell my house when I moved in with my partner on the other side of the country. Three years later he got a new job 5 miles up the road from my old house and we moved back in. I certainly wasn't going to sell up in the first few months, you never really know somebody until you live with them.

    I agree with the too much furniture comments;
    The bedrooms don't need the dressing tables in addition to the desk/chests of drawers it just makes them unnecessarily cluttered,
    Way too many pieces in the living room (seating for 5+?!) & blocks the access to the kitchen making it all look smaller than it probably is (the colour is nice but dominating which can also make it look more overpowering in the space),
    Clear the junk from the top of the cabinets in the kitchen! There should be enough storage there for the size of property but if there isn't then don't advertise that you have to store that much up there,
    The bathroom photo looking back at the bath is ok with a bit of colour from the tiles but the one looking towards the window it looks unlived in and sorry for itself (I know it is unlived in but the first thing about selling houses is enable someone to image living in it themselves) so a pop of colour from a hand towel and a roll of toilet paper as mentioned would do wonders, even a coloured bar of soap on the sink to break up all the white,
    The picture of the front doesn't do it many favours as its hiding behind a tree so I didn't realise until I read the description that its end of terrace (could the photo not have been taken on a slight angle so the tree isn't dominating) & the picture at the back shows nothing to the point I wasn't sure it included a garden at all, if the nice piece of deck is yours dress it up and show it in a photo!

    The photos should encourage someone in enough to read the description but they aren't doing that, in the description i'm not sure why the attic gets such a significant mention?

    EAs round here seem to be making homes look clinically sparse for listings which is almost too far the other way so somewhere along the lines of personable and just popped out but neat & tidy that someone could move themselves in.
    Also side note but it bugs me when there are multiple photos of the same room but they are not next to each other in the order, almost like its trying to make out like there are extra rooms, if its showing the same room then group them together.

    I actually agree  with you as I just look at the floor plan & couldn't give a rats at the state of the property ..I was just looking at the type of house & maybe that particular buyer would want to see the better presented way first

    I don't get it either.
    The person in the other thread that said they'd be put off a house by fridge magnets and cleaning products by the toilet.

    When you buy a house, it's going to be an empty shell. Who cares if they have 70s yellow furniture or a manky bed or an awful coloured chest of drawers.

    When buying a house there are probably 3 main concerns I have.

    1. Where is it
    2. What kind of plot is it on
    3. What's the layout

    Pretty much anything else can be changed. Doors, windows, interior and exterior colours. Garden layout, sheds, garages etc.
