Still no buyer for my home

House has been on market since March and only a few viewers and no offers. 
Pictures have been retaken and any more advice would be appreciated

    The most obvious issue will be that it’s too expensive. House looks okay - living room has too many chairs/sofas making it look smaller than it actually is
    2006 LBM £28,000+ in debt.

    A similar house in the road sold for £6k more a few months ago. 

    However, you may be right. Maybe, the op should ask for offers over £100k, and would then have a queue of buyers bidding each other up?

    Are these houses non standard construction, and hard to mortgage?

    The one that sold for £146 looks like it has had a lot more spent on it. Are you sure that £145 is viable?

    Thanks I’m not sure that 145 is viable however it is in a nice location and just trying to get a good price plus I have already moved into my partners place so no chain

    I think if you put it at 140k you might get a few more offers than at 145k, only comparing it to other that have sold nearby, as these are in a little better condition. Good luck!

    I don't know the area, but if you haven't sold already, then I would assume it's too expensive.

    The house is definitely in liveable condition, but I think potential purchasers may be pricing a new kitchen and bathroom into their budget and deciding the figures don't work.

    To me the house looks small which would put me off (but my wife and I are tall).
    I think the furniture makes it feel even smaller.
    That to me is the big negative.
    I do like the colourful interior though, it's not white / magnolia nor is it strong colours.
    Without knowing the area and property construction, the marks on the external walls would make me think there might be issues. Those in the know would not be put off but it might deter inexperienced buyers from viewing.
    Just my thoughts. Good luck with selling.

    Have you thought of letting it, just in case your relationship doesn’t work out?

    My long experience is that you don’t necessarily get a good price by fixing the asking price high. The property can linger on the market, and you end up reducing the price further than if you had started lower in the first place.
