Hello,
I am interested in purchasing a house but my parents are completely preoccupied by the oven being located under the stairs and are trying to dissuade me based on this. They think it’s illegal due to fire safety and that my insurance would be void should there be a fire. They think it would be a complete money pit to put right. I would be getting a new kitchen should I go ahead with the property and as such would move the oven from there, but I don’t believe it will be that expensive to move to the other side of the room?!

Well how can we tell if the oven will fit elsewhere?Provided there is gas /electricity you can put the cooker wherever it will fit and wherever you want it.Have you made a design for the new kitchen?So move it!2

I haven’t bought the house yet I know it’s possible to move it and I am not asking you if you think it will fit elsewhere. The point of this post is to ask if it will be a money pit to move it in terms of moving the gas line and whatever that entails, and in the interim would my house insurance be void if there was a fire? I am asking these questions to understand whether I should not purchase the property based on this sole issue.1

Without knowing the current kitchen layout and the proposed layout, how can we comment on the cost of the refit?A new kitchen can cost £1000. Or £20,000.Moving a cooker can cost nothing if you DIY and the necessary supply exists. Or it could cost £10,000 if you need to connect a new gas supply. Or anything in between.I doubt your insurance would be invalid.2

OK to be clear, I am not asking the cost of a new kitchen. I am purely asking the cost of moving an oven and the gas supply around 7 foot across a room. I will not be doing any DIY related to gas.0

Again, the layout matters. Can the gas supply be easily re-directed to the other side or not? Where does the supply come in? How easy is it to put in the required pipework?Moving the oven is the easy bit, and free.Moving the gas supply and connecting the oven will depend on the layout. A gas engineer could provide a quote.3
