Asbestos

Hi

Just did an asbestos survey. It's come back with low risk asbestos (white stuff) in almost every ceiling in the house. I know it's low risk but I just think I might not be able to sell it in the future. Plus if or when it becomes damaged then will cost a fortune to fix. And then I can't help but thinking I'll worry about it when living there and especially if have kids. 

Any thoughts?

    The majority of the housing stock in this country has some form of asbestos in it. It causes no problem as long as you don't disturb it.

    And just replace the ceilings if it's such an issue.

    Indeed. But, it does bother the op, which is why it seems obvious that he or she should not buy it.

    If the age of house you are buying is what you have been looking for then the likelihood of all the similar build houses in the area have artex on their ceilings is quite high 

    You could walk away and find that it's in every other one you look at  in the area if all built around the same time.

    I really wouldn't worry about it. But If you are then you need to look to buy a newer build that what you have chosen now .

    I swear my house not only had it on every ceiling but on the walls before they crumbled under the damp .

    My first husband was responsible for your Artex ceilings in certain parts of the SE as he was a decorator who used to do it all the time !!!

    Just to put it in context , my late mum died of Mesothilioma which is asbestos cancer ...not caused by Artex ceilings though 
  • Skim the ceilings - it’s not going to affect you in normal day to day working of the house.

  • Artex ceilings containing asbestos are fairly common in older houses. 

    Ours is early 60's and we assume the artex ceiling has asbestos in it.

    Just get a plasterer in and ask them to skim over it, problem solved.

    Asbestos is only an issue if you have to remove it, which in this case you don't as it can just be covered with a skim coat of plaster. Even if you sell in future, nobody is going to start cutting into the ceilings to check if the plaster has artex below it.

    Tell your future kids not to grind up the artex and snort the dust.

    There are 1001 riskier things to worry about. Millions of homes have asbestos in them.

    Asbestos was primarily a hazard to those who worked with high concentrations of the stuff, day in and day out. Have you ever heard of anybody suffering an asbestos-related illness because they had some artex in their house?
    Yes and she died from it. It's rare  but when it occurs mesothelioma, which is different to asbestosis,   is always fatal. Some cases have even happened in wives washing work clothes.  You don't need to snort the stuff. You never know who people are on forums, I  don't know much abourt DIY but I have spent years working in lung cancers. Never take the risk, if renovating with asbestos take the necessary precautions.  Better still pay someone else to do it.
