My experience with ASAP sales progression is that they are more competent than EAs in progressing the sale. They have a portal were you can check progress and you get updates on what you need to do as a buyer and what the seller needs to do.
Yep. To me the value of the EA doing sales progression is that they can solve problems.
Like when the buyer panics because the survey lists lots of problems, and the buyer wants to knock £20k off the price. Or a buyer or seller panics because they've misunderstood something. (There are lots of panicky buyers and sellers who've misunderstood stuff posting on this board.) A good EA can 'manage' the buyer and seller - and negotiate a solution. For example, a more realistic £5k reduction, instead of a £20k reduction.
But different approaches work better for different people.0 -

My ex-boss, a Chartered Surveyor who owned a twelve branch EA chain in the Midlands used to say sales progression was done to ensure the firm got paid as quickly as possible and once a proceedable buyer was found and a sale agreed, our "paid-for" work ended.I am a mortgage broker. Have to say generally they have been pretty much out the picture after offers accepted and its in the lands of the lawyers/conveyancers
1. They will check on status of Chain regularly and provide update to me and my buyers.
2. They will inform about delays, broken chains, survey appointments to me and my buyers
3. They will respond to any queries promptly
4. They will speak to my buyers and discuss/convince/negotiate on exchange and completion dates
Is that too much to ask from EA?Much of the above is really down to the solicitors to deal with once they've been instructed. The EA job is to find the buyer and agree the deal, which it appears they did. Yes a good EA will keep track of the progress and step in to help resolve any hiccups but again much of it is really out of their hands at that stage.Reading between the lines your solicitors didn't keep you fully informed - are you going to try and stop them from deducting their fees from your funds?0 -
The op still hasn't adviser why he didn't engage with the sales progressor0

I expected EA Sales Progressor to keep the buyers posted with everything that was going on. That in my eyes is their duty for which they get paid (not just to list my property and arrange viewing). The progressor responded ones in a week on emails, was always behind in terms of information they held, and never brought any new information to me from down/up the chain.
If this isn't their duty, why not use the online agents. There are some who will do this for peanuts!! So what pay ££££s0 -

And yes ,for ££££ I expect them to provide top class service... How are they better than Purple bricks then ....0 -

If I am to do this and also pay ££££s to EA, I'd rather be with Strike, Purple bricks etc.
So yes, I don't want to pay for rubbish service0 -

You absolutely have no leg to stand on complaining about the sales progression service when your sale went through so smoothly. None. Zero. If you did do their job for them, that isn't their fault. You did it before anyone would have considered it needed doing.0
