    No, they can rely on what's available publicly like on websites... many people who share personal data (eg IP address) will not be under contract

    What does your contract actually say about sales progression?  I doubt it is part of the formally expected service.  Many agents will do it because it is in their own interest to make sure they get paid but they are probably not contractually obliged and they do not actually have any authority to make things happen faster.; that is entirely down to the solicitors.

    Im with you OP. Complain to them and ask for a discount, it can’t hurt. Tell them you will give them a bad review. One of the only sectors to have benefitted in the last 2 years is EA’s what with SD holiday and increased prices/%’s. Hold them to account for poor service wherever you can. I would expect them to do all the things you listed and if they have been outsourcing then they should be auditing the performance of those ‘partners’.

    Did your solicitor not confirm the chain and advise when exchange would be? 

    What questions did you give the EA that didn't need to be legally correct (ie given through the sol?)

    They found you a proceedable buyer and the sale has now exchanged, so this is what they get paid for.

    I would personally just pay it then make sure I leave an online review making sure others know they outsource their post offer work so you end up doing lots of the chasing yourself. Keep it polite and factual.

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

    I think you are correct. Contract does not mention sales progression at all. Just about finding a buyer... 

    It's very annoying.. I was so close to choosing online estate agent with fraction of cost but went with local agent due to sales progression and service promises.

    I'll try a little before paying them in full. Let all the warning letters come though... They cant surly hurt my credit score, can they...
