Patio should jet wash nice.
We have a grape over a pagoda that gives summer shade but is just sticks in the winter(rubbish grapes) for sun into a room.
Saw a good idea to grow cucumber get the shade and food we can eat, but that would need replacing every year.
espalier fruit trees are another good wall covering.
Some garden makeover TV !!!!!! might be on the watchlist for ideas.

All the points you mentioned are very valid. Very helpful in deciding which one to choose..
The parking situation will be same in both i.e. though there are 2 allocated parking or 1 garage and 1 allocated parking but we have to shift cars to access the other one..
The 7 years old have a south facing garden which is a big plus.. location wise its cul de sac having a large play area and park right in front of the property.. so those are for sure in favour of old one where as the new one will have North east facing garden and it will be a construction site for next 2-3 years at least.. so don't know how would be the feel of that area..2
